4. Distance to the property line(s) for all proposed freestanding sign(s).
5. Provide an elevation for all proposed sign(s) which specifies the following:
A. Dimensions and area for all existing and proposed sign(s).
B. Materials the sign(s) will be constructed of.
C. Source of Illumination.
D. Proposed sign copy.

**Prior to approval, all proposed pole, monument, and freestanding signs must be reviewed
for potential sight distance and visibility issues. Additional information must supplement
this application showing how the proposed signage will not encroach into the public right-
of-way or present a traffic hazard. Page 3 of 4 illustrates an example for what would be
required for such proposed signs.

APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Traffic Engineering Department, which will not allow signs to be
approved over the counter. Additional time will be required for on-site inspection.

Relationship to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.
Sight Distance: No sign or sign structure shall be placed or constructed so that it impairs the sight
distance requirements at any public or private street intersection or driveway.

I]] PROHIBITED SIGNS:
1. Signs constituting a Traffic Hazard:
No person shall install or maintain, or cause to be installed or maintained, any sign
which simulates or imitates in size, color, lettering or design any traffic sign or signal, or
which makes use of the words "STOP", "LOOK'', "DANGER" or any words, phrases,
symbols, or characters in such a manner as to interfere with, mislead or confuse traffic.
2. Signs in Proximity to Utility Lines:
Signs which have less horizontal or vertical clearance from authorized
communication or energized electrical power lines that are prescribed by the laws of the
State of California are prohibited.
3. Signs painted directly on a building surface will not be permitted.
4. Standard pan channel letters will not be permitted.
5. Wall signs may not project above the top of a parapet, the roof line at the wall, or roof
line.
6. There shall be no signs that are flashing, moving or audible.
7. No sign shall project above or below the sign-able area. The sign-able area is defined
in the attached exhibit for tenants.
8. Vehicle Signs:
Signs on or affixed to trucks, automobiles, trailers, or other vehicles which are used for
advertising, identity, or provide direction to a specific use or activity not related to its
lawful activity are prohibited.( I.e. Delivery trucks with tenant signage is OK!)
9. Light Bulb Strings:
External displays, other than temporary decorative holiday lighting which consists of
unshielded light bulbs are prohibited. An exception may be granted by the Landlord
when the display is an integral part of the design character of the activity to which it
relates.
10. Billboard Signs & Electronic Message Centers are not permitted.
m TEMPORARY AND WINDOW SIGNS:
Temporary signs: Temporary banners (such as "Grand Opening" or "Coming Soon") are allowed
subject to the following limitations: (a) one banner allowed per establishment, (b) banner area
shall not exceed 30 square feet, and (c) maximum banner height is 18 feet above grade. Use
limited to no more than 30 days in a calendar year.
Window signs: Window signs are allowed subject to the following limitations: (a) window
signage must be professionally designed and constructed, (b) window sign copy shall not
exceed 25% of the window area, (c) maximum sign height of 7'-0" above grade with a maximum
letter height of 6 inches, and (d) fluorescent neon or "day glow" colors are prohibited.
Banners, Pennants & Balloons or Other Inflatable Signs Used for Marketing Purposes:
Temporary decorative flags, banners, pennants or a combination of the same which feature a
seasonal theme or an identifying architectural feature of the project may be permitted subject to
Municipal Code requirements, Landlord's and City approval as long as the message is thematic
and not a strictly "commercial sale" message.
[ill ABANDONMENT OF SIGNS:
Any tenant sign left on the premises after thirty (30) days from the date that the tenant has
vacated the premises shall become the property of Landlord.
IHI INSPECTION:
Landlord reserves the right to hire an independent electrical engineer at the Tenant's sole
expense to inspect the installation of all Tenant's signs and to require the Tenant to have any
discrepancies and/or code violations corrected at the Tenant's expense. m MAINTENANCE:
It is the Tenant's responsibility to maintain their signs in proper working and clean conditions at
all times . Otherwise, landlord reserves the right to hire his own contractor, make the necessary
corrections,and bill tenant should it be deemed necessary.
