Prior to approval, all such proposed signs must be reviewed for potential issues by the Transportation Department, which will not allow signs to be approved over the counter. The way I understood it from the Board is that although they are fine with the signage revisions per what was submitted, they cannot give their written approval for the signage until Ocean Terrace is in compliance with the landscape. Signage written approval is also contingent on City of Carlsbad approval. My suggestion is to proceed with getting City of Carlsbad approval now and send us the approval documentation once you get it back from them. I will let them know that it is your top priority to get the signage approved. However to speed things up, the letter you will be receiving will be asking for a change out of the "desert" looking landscape to something that better matches what we have in the park, so you may want to start putting something together for their review. I will try and get you an original landscape design guideline for the association, but it will be similar to what is currently around the park.
