2. Location of existing buildings or structures, parking areas, and vehicular access points to the
property.
3. Location of all existing and proposed signs for the property.
4. Distance to the property line(s) for all proposed freestanding sign(s).
5. Provide an elevation for all proposed sign(s) which specifies the following:
A. Dimensions and area for all existing and proposed sign(s).
B. Materials the sign(s) will be constructed of.
C. Source of Illumination.
D. Proposed sign copy.

**Prior to approval, all proposed pole, monument, and freestanding signs must be reviewed
for potential sight distance and visibility issues. Additional information must supplement
this application showing how the proposed signage will not encroach into the public right-
of-way or present a traffic hazard. Page 3 of 4 illustrates an example for what would be
required for such proposed signs.

SITE PLAN REQUIREMENT FOR POLE, MONUMENT, AND FREESTANDING SIGN
APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.

Relationship to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.

Grant Tucker Properties has reviewed Signtech's revised Chase submittal and has the following
comments:
Sheets 1-4 are OK.
Sheet 5 -Monument Sign details are OK subject to our lease agreement (due to remove signs on
ECR Monument if other users want signs).
Sheets 6-9-Sign Overview. Proposed elevations showing (4) identical signs (N, S, E and W) are
acceptable. Area shown is approx 28.05 SF X4 = 112.2 SF and is within the allowable limit.
Sheet 10-A TM and door elevations are OK.
Sheet 11-Push Thru and Logo details are OK.
Sheet 12-13 Channel Letter dimensions, details and section. Signtech should add a note showing
area of the building signs at 28.05 SF each per elevations and total area of all4 signs at 112.2 SF.
The City will want this detail.
Sheer 14-15-ATM details are OK.
Sheet 17-28 Delete. We are not sure where signs at Sheets 17, 18 & 20 are proposed to be
located, and the installation and electrical details need not be part of Landlord sign approval.
Sheet 29 is OK.
Sheet 30 -Proposed Chase hanging sign is ok with Landlord. However, this sign will require
City approval as Landlord did not include hanging signs in its Sign Program. If this sign is
considered by the City to be an amendment to the existing approved Sign Program, then this sign
is disapproved.
Sheet 31-39 Delete. Installation and electrical details are not part of landlord sign review.
The proposed Signtech signs for Chase are acceptable subject to (i) Landlord's comments above,
(ii) approval by the City of Carlsbad, and (iii) execution of a Lease with Chase.
