This subsequent review supersedes our previous letter dated October 2, 2014. It is important to note that a Zone. Code Amendment, which goes into effect on October 23, 2014, allows some things that were pr;eviously raised as issues (please see updated issues below). The issues which most be resolved are listed on the attached page(s). All issues will need to be resoived prior .to approval of the sign permit. The Holiday Inn parcel is only entitled to one (1) monument sign. Monument Sign #5 represents a 2nd sign on the Staybridge Suites parcel, which cannot be permitted; and Monument Sign #6 conflicts with the existing·Bressi Ranch entry monument and therefore cannot permitted. However, the location of Monument Sign #3 would be permitted in its present location, but has design issues (please see below). 2. The proposed Monument Sign #3 is very generic and unimaginative in its overall design. Please enhance the sign to be more architecturally compatible with ,he high quality design and development that exhibits the Bressi Ranch community and this hotel projeot. 3. The sign area for Monument Sign #3 is misrepresented. The sign area for this sign equates to 15 sq. ft. Please revise. 4. Directional Signs cannot exceed 6 sq. ft. or 4 ft. in heJght above finished grade; letters cannot exceed 6 inches in height; and corporate logos and graphics cannot be included. Directional Sign #4, 7, and 8 all violate these standards. Please revise to comply. 5. In general, the proposed Dir;ectional Signs should be redesigned to be more subdued and in taste with the high quality design and development that is exhibited jn. the Bressi Ranch community and this hotel project. Please revise. 6. The two hotels in their layout and appearance operate as one project. Directional signs are designed to guide or direct.pedestrians or vehicular traffic to uses on the same site. Please consider a consistent uniform design for all directional signs proposed on site. 7. Not to .mention, a maximum of two (2) wall signs is allowed for this hotel project. For the purposes of calcl:llating permitted sign area, every building has only one building frontage. The east elevation facing lnno•,ation \"lay offers the greater frontage. Therefore, based on the lineal building frontage of 212' 9" along Innovation Way, a maximl:Jm of 106.45 sq. ft. wol:lld be permitted for your maximum sign area. The four (4) wall signs combinqd measure approximately 1171 sq. ft. Please revise to comply. Update: A recent Municipal Code Amendment, which go,s into effect on October 23, 2014, revises the maximum sign area, maximum number of signs allowed and locational requirements as it relates to hotels and motels. Total sign, area for all wall, fascia or awning signs (per building} as revised shall not exceed 1 square foot per each lineal foot of ~uilding frontage. Per the definition of "building frontage", the west elevation facing Innovation Way would be used for determining the maximum sign area allowed. Therefore, based on the lineal building frontage of 212'-9" along Innovation Way, a maximum sign area of approximately 213 sq. ft. would be .permitted. The building would also be allowed a maximum of two (2) wall signs: per street frontage (i.e., Innovation Way and Palomar Airport Road). However, there is a new Note #2, which restricts the Palomar PS 14-110-HOLIDAY INN October·16, 2014 Page 3 Airport Road building elevation to only one {1) sign. Therefore, you will need to revise the west elevation comply. 8. Please note that the maximum letter height for wall signs shall not exceed 24 inches in height. Please revise to comply. 9. Please note that pursuant to Note #8 of CMG 21.41.09s, wall signs must be located beloi.t, the roof eaveline .!illQ are not allowed on any architectural projection, parapet, or equipment enclosure located above the roof eave line. Waif Signs #1, #2 and #8 all violate this ,provision. Please revise. Update: A recent Municipal Code Amendment, which goes into effect on October 23, 2014, revised this note. Walls signs can now be located on the parapet of a flat roofed building. 10. Revise Sheets #2-6 of 6-6 to provide greater desi!5n/construction detail as it pertains to letter dimensions and depths, projections, ~nd connections.
