ElvfERALI) LAKE CORPORATE CENTRE, LLC 1525 Faraday Ave. Carlsbad, CA 92008 Re: Lot 102 -EMERALD LAKE CORPORA TE CENTRE Monument Sign Review Dear Mr. Brusseau, RECEIVED OCT O 5 2015 The Architectural Review Committee (ARC) of the Carlsbad Research Center (CRC) has reviewed your monument sign application submitted for lot 102 of the CRC located at 1525 Faraday Avenue. The proposed plans for a single monument sign are largely consistent with the CRC Design Guidelines with two exceptions: 1. The proposed sign location does not meet the minimum setback requirement for a monument sign over 3 feet in height. 2. There already is an existing wall sign on the building. The design guidelines state that there can be either one monument sign or wall signs. It has been the practice of the ARC in the past to make case by case interpretations regarding lots with multiple street frontages or comer lots with unique circumstances. The ARC met on September 28, and made the following determinations; The unique layout of the landscaping in that area, as well as an existing adjacent retaining wall, does not allow for the proposed sign to be placed 30 feet from the face of curb as required. Thus the ARC has decided that the proposed location of the monument sign is acceptable. In regards to the existing wall sign, since this building is located at an entrance to the CRC and has unique circumstances, the ARC has also determined that it can remain as is. It is placed on a wall that is not parallel to the street frontage, which is where the monument sign will be installed. Another item of note is the proposed elliptical planter of enhanced landscaping around the monument sign. It is understood that there will be no modifications to the existing CRC Landscape Maintenance Area irrigation system. There will be installation of a 4" mow curb that clearly demarcates the limits bf the planter.
