The property, known as Roberson Ranch, was once used as farmland. The monumentation and signage which is planned and designed is a balanced and responsive part of the entire community. The consistency in design helps create a sense of unity and place in the community, and at the same time, the guidelines provide for types and sizes of signs and monuments which allow the four neighborhoods in Robertson Ranch to express their unique character and attributes. The sign exhibits shown in this package are for illustrative purposes only. Construction drawings showing complete signage details will be prepared and shall be reviewed by the City of Carlsbad prior to issuance of necessary sign permits. Monuments have been designed to create a distinct sense of arrival. Two Community Entry Monument Walls are planned for the intersection of El Camino Real and West Ranch Street. Smaller secondary monument walls located at the project entrances at Robertson Road. Park Identification signs will be installed to identify the five separate parks throughout the Robertson Ranch Community. Clubhouse Identification sign will be installed to identify the community clubhouse at the Robertson Ranch Community. In addition, future site identification, project identity signs, project flags, directional kiosks and fence wraps will be implemented in order to identify neighborhoods,as well as direct and inform residents and prospective buyers. Off-site kiosk signs are contracted through MSI (Motivational Systems lmcorporated) which handles the city-wide kiosk sign program. Model, temporary, and on-site signage may be designed and implemented for an individual project with the consent of Toll Brothers and the approval of the City of Carlsbad. Any additions or changes on any signage will be forwarded to Toll Brothers and the City of Carlsbad for approval prior to installation and must be consistent in appearance with signs presented in this sign criteria.
