SITE PLAN REQUIREMENT FOR POLE, MONUMENT, AND FREESTANDING SIGN
APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.

21.41.080 Sign design standards
Relationship to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.
Sight Distance: No sign or sign structure shall be placed or constructed so that it impairs the sight
distance requirements at any public or private street intersection or driveway.

Objective
The objective of the following sign criteria is to provide standards and
specifications that assure con_sistent quality, size, variety and placement
for Tenant signage throughout this project.
This criteria is also intended to simulate creative invention and achieve
the highest standard of excellence in environmental graphic
communications.
Such excellence is best achieved through open and frequent dialogue
between Tenants, Owner and signage design consultant/fabricator.
Signage at Rancho Santa Fe Village, Carlsbad, California is an
integral part of the center's image and appeal, so signs must be
thoughtfully designed, placed and proportioned to the individual
fa~ade on which they are placed.
Care in the design, fabrication and installation of store signs will
enhance customer appreciation.
Overview
The overview of this Sign Criteria, is to assist Tenants/Operator and
City relationship.
The Tenant will be responsible to:
a. Provide sign design and construction information requested by
tenant's sign Design consultant.

Review, comment and approve Tenant sign submission.
In Return, the Tenant will be responsible for obtaining building
permit and sign permit approval from the City of Carlsbad.
All signs must comply with the City of Carlsbad Sign Ordinance
(Chapter21.41 of the Carlsbad Municipal Code).
All design, fabrication, permitting, installation of signs and any special
installation requiring addition or modification to the shell building
shall be approved by the Landlord. The tenant is obligated to submit
shop drawings and specifications to both the Landlord and the City of
Carlsbad
Approval Process
The Landlord has engaged the services of Sign AD Corp for the entire
project who will assist in the review and approval of Tenants sign
submission as well as fabrication and installation of such signs and
insure their conformance to the project's overall sign criteria and the
City of Carlsbad Sign Ordinance.
At least 45 days prior to the Landlord's schedule delivery of the
premises, Tenant shall provide the following in the review and
approval of Tenants sign submission as well as fabrication and
installation of such signs and insure their conformance to the project's
overall sign criteria and the City of Carlsbad Sign Ordinance.
At least 45 days prior to the Landlord's schedule delivery of the
premises; Tenant shall provide the following Information to the
Landlord for review (This information is separate from sign approval
submission and store design and drawing submissions and will be used
to begin the sign design process):

Store name
Store logo PDF and EPS files (in color with colors names)
Store interior materials, colors and finishes
Allowing reasonable time for Landlord's review and Tenant's revision
of submission in advance of sign fabrication, Tenant shall submit for
Landlord's approval. Four (4) sets of complete and fully dimensional
shop drawings of the Tenant signage to the Landlord.
Shop drawings shall include building fa~ade elevation, showing the
proposed sign, in colors and dimensions. Storefront elevation showing
the location, size, colors, construction and installation details of the
Tenant's proposed sign.
Within 30 days of receipt of the sign submission, the Landlord will
approve, as noted, or disapprove with comments of the Tenants sign
design. Tenant must respond to the Landlords comments and re-
submit within fourteen (14) calendars days and resolve to the
Landlord's satisfaction.
Upon receipt of final sign approval from the Landlord, Tenant shall be
responsible for submitting three (3) sets of shop drawings of the
proposed signage to the City of Carlsbad for fabrication and
installation of per~its. Tenants are required to provide Landlord with
City approved drawings prior of fabrication and installation.

Fabrication
The Tenant must insure that the sign fabricator and installer
understand their responsibilities before they begin sign fabrication.
The tenant sign contractor is responsible for the following:
1. Illuminated signs must be fabricated of high quality and durable
aluminum.
2. Visible welds and seams shall be ground smooth and filled with
auto body compounds before painting.
3. No fasteners, rivets, screws or other attachment devices shall be
visible from any public view.
4. Surfaces shall be free from canning and warping. All sign finishes
shall be free of dust.
5. Reverse halo illuminated channel letters shall be pinned 2" from the
wall. The letter return shall be 3" deep and shall have clear lexan
backing 3/16" thick (Page 10)
6. Illumination shall be all LED and for letter stroke more then 4.5"
shall be double stroke (Page 10)
7. Colors, materials, finishes shall exactly match those submitted to
and approved by the Landlord
Installation
The Tenants sign installer will provide the following:
Provide the Landlord with Certificate of Liability Insurance with
minimum coverage of 2M and 4M aggregate.
2. Obtain all required sign permits from City of Carlsbad and send
copies to the Landlord prior installing any signage.
3. Warrant the sign against defects in materials and workmanship for
a minim um of one (1) year

Prohibited signs
1. All signs prohibited under Section 21.41.030 of the Carlsbad
Municipal Code.
2. Any illuminated or non illuminated cabinet signs with translucent
or opaque faces.
3. Temporary wall signs, pennants, inflatable displays, sandwich
boards, banners.
4. Exposed neon, exposed junction boxes, wires, plug in wires on
window signs, transformers, lamps, tubing conduits.
5. Window signs or signs blocking the doors or fire escapes, box signs
hanging in display windows.
6. Paper, cardboard, or Styrofoam signs, letters, stickers or decals
hung around or behind storefronts, except those required by
governmental agencies.
7. Simulated materials such as food grained plastics laminates or wall
covering.
8. Flashing, oscillating, animated lights or other moving sign
components.
9. Rooftop signs, signs on mansard roofs or equipment screens.
10. Hand painted signs, portable and A-frame signs, wind activated
and balloon signs.
11. Vacuum formed plastic letters and symbols, acrylic/plastic channel
letters
12. Animated signs including, but not limited to signs that move,
blink, flash, change color, reflect, revolve or make noise.
13. Balloons or other inflatable signs or devices, as defined herein.

Tenants will be allowed one (1) or two(2) halo illuminated channel
letter type wall signs, depends on location. (If tenant occupies two (2)
frontages on two (2) elevations)
Letter size 24" high maximum, logos will be allowed.
Total sign area for all signs shall not exceed one (1) square foot per
one (1) lineal foot of leased building frontage.
The length of any Tenants sign shall not exceed 75% of the length of
leased building frontage to which the sign pertains.
Tenants will be allowed to have one (1) or two (2) halo illuminated
channel letter type wall sin_gs, depends on location. (if tenant occupies
two (2) frontages on two (2) elevations.
Letter Size 15" high maximum, logo will be allowed.
Total sign area for all signs shall not exc~ed one (1) square foot per one
(1) lineal foot of leased building frontage.

leased building frontage to which the sign pertains.
TENANT DIRECTORY .SIGNS:
The tenant directory sign will be wall mounted on the north elevation
of the building on ground floor near the entrance for the 2nd story.
The size of the sign is 24" x 30" non illuminated.

Monument Signs:
One (1) 60 sq.ft., sign maximum up to 6 foot tall above average
grade.Tenant will be allowed to have one (1) sign panel per exhibit of
