C/O DIVERSIFIED PROPERTIES 505 Lomas Santa Fe Drive, Suite 200 Solana Beach, CA 92075 Re: Lot 59 -Monument Sign Dear Mr. Tschantz: Architectural Review Committee The Architectural Review Committee (ARC) of the Carlsbad Research Center (CRC) has completed its review of monument sign plans prepared by Stanford Sign & Awning for your property located at 1900 Aston A venue on lot 59 of the CRC. The proposed monument sign is generally consistent with the CRC Design Guidelines (DG), with the exception of a couple of items. The plans show that the sign has a curb setback of 18 feet (per DG it should be a minimum of 20 feet) and is 4 feet in height (per DG, if sign height is greater than 3 feet, it must observe the standard building setback of 30 feet from property line). With that said, the ARC has made the following determinations: I. The sign will be placed in the center of a newly graded planting area, which is below the street grade. Because the sign will be lower than the street grade, the ARC has determined that the 4 foot height of the proposed sign is okay, because at the lower elevation a 3 foot sign would be harder to read. 2. In previous reviews for signs along streets that only have a 15 foot CRC common area (Aston Avenue, Rutherford Road, etc.), the ARC has made determinations that sometimes signs can encroach into that 20 foot setback requirement when it is justified. In this case, to keep the sign centered in the new planting area, the sign encroaches into the setback 2 feet. The ARC has determined they are okay with it. The proposed monument sign is considered APPROVED. You may proceed with the construction and installation of your sign once a sign permit is obtained from the City of Carlsbad.
