HomeMy WebLinkAboutPS 89-26; Westbridge; Sign Permits/Programs (PS)March 29, 1989 James I, Edwards, Architect 10617 Glendover Lane San Diego, CA 92126 Mr. Charles Grim PLANNING DEPARTMENT CITY OF CARLSBAD 2075 Las Palmas Dr. Carlsbad, CA 92009 RE: TENANT IDENTIFICATION SIGNAGE CANYON PACIFIC, CARLSBAD OAKS LOTS 10, 11, 12, 6 13 Dear Charles, This letter is in reference to the tenant identification signage for four of the eight single cenant RhD/Industrial buildings located within the development known a5 Canyon Pacific 03 Lots 10 thru 13 of Carlsbad Oaks Business Park. As you may recall on Monday, March 13, you, owner Alan Daviso,'l, Attorney Stephen L'Heureux, Broker Chuck McNary and I met at the site ZG present to you a full scale mock-up of ofie of the two ground sips and to discuss the area and height limitations for each sign. Curing that meeting we agreed that the base of each sigl? would exteild no further than 3'-0" above finish grade at the rear of the site. This would permit the bottom of tha signs to be ap2roxinateiy level with the grades at the front of the size, thus enabling motorists to view the signs as they enter the project from Loksr Avenue. More importantly, an agreement was met for the area of each sign. As you are aware, the Development Guidelines state that each lot "may have one ground sign not exceeding 40 square feet per =ace." Since this project once consistad of four individual lots, yol; approved the use of (41-40 S.F. or, as In this case, (2)-80 S.F. maximum ground signs to identify the four buildings. Please note the attached drawings, Each ground sign is coqxrised of two 20" wide by 16' long (26.7 S,F) sigcage bays. Each sign bay will be dedicated to one individual building for LC's tenant's logo. Thus, the sign between buildings E and F will service E and F exclusively, while the sign between baildings G and H will only service G and H. In no instance will we provide additional ground sign5 for either building. In the want of multiple tenants in one building, smaller tenant logas will b~ clustered together within the building's designated sigrmge b&y. This is quite a unique situation since the buildings are not visible from Lokex Avenue. However, I believe this siyr, proposal meets the requirements specified in the Carlsbad Oaks 3esign ..
