SIGN CRITERIA-BUILDING B "RETAIL"
A. ) Introduction
These criteria have been established for the purpose of assuring an outstanding center and for the mutual benefit of all tenants. The intent is to provide the guidelines necessary to achieve a visually coordinated, balanced and appealing signage and graphic enviornmefit for Carlsbad Gateway Retail Center.
Conformance of these criteria shall be rigorously enforced and any non-conforming signs shall be removed by the tenant or hidher sign contractor at their expense, upon demand by the owner.
Exceptions to these standards shall be reviewed by the owner. However,
based upon our field experience, deviations will generally result in
serious inequities between tenants. Accordingly, the owner will retain
full rights of approval of any sign used in the center.
B.) General Owner/Tenant Requirements

Tenant shall submit or cause to be submitted, to the owner for
approval before fabrication, at least four copies of detailed drawings indicating the location, size, layout, materials, lighting method, design, and color of the proposed signs, in-
cluding all lettering and/or graphics.
All permits for signs and their installation shall be obtained
by the tenant or hidher representatives.
The tenant shall pay for all signs, their installation (including final connection, transformers and all other labor and materials) and maintenance.
The tenant shall provide primary electrical service termination at the center of the allowed signage area as per the accompanying
design criteria.
It is the responsibility to the tenant's company to verify all conduit and transformer locations and service prior to fabrication.
Location of all signs shall be per the accompanying design criteria.
One "sign space" shall be allowed for each tenant (except as other- wise approved in writing). The tenant shall verify hidher sign location and size with the owner prior to fabrication.
The maximum allocated sign area for the aggregate of all permanent signs shall be noted herein.

Each tenant shall have one required identification sign. Signs
shall be located as indicated on attached drawing. See exhibit
A.
Tenant signs shall consist of individual illuminated or non-illu- minated letters affixed directly to the building fascia. See exhibit B attached for details and specifications.
Illuminated signs are to be comprised of individual reverse channel
fabricated plexiglass letters with low voltage llhaloll illumination
as per manufactured by RB Signs. See exhibit B attached for details
and specifications.
Non-illuminated signs are to be comprised of individual reverse
channel fabricated plexiglass letters.
All letters shall have painted finish to match Duranodic f313.
Paint shall be lacryl manufactured by Spraylat #20-55 or equal.
The llcopyll, letter style, and logos shall be submitted to the owner
for written approval prior to fabrication.
No more than two rows of letters are permitted provided their
overall height does not exceed the height of the "net sign area".
See exhibit A attached.
Tenants shall display only their established trade name or their
basic production name or combination thereof.
All penetrations of the building structure required for sign
installation shall be sealed in a watertight condition and shall
be patched to match adjacent finish when removal takes place.
D.) Design Criteria1 Building B
1. All sign designs shall be subject to the approval of the owner.
2. Wording of signs shall not include the product sold except as part
of tenants trade name or insignia.
3. No more than two rows of letters are permitted provided their over-
all height does not exceed the height of the "net sign area".
4. Signs shall be located on the building fascia within the Itnet sign area." See exhibit A attached.

5. Signs shall be centered vertically on the building fascia as indicated on exhibit A. The maximum vertical dimension of the "net sign area" shall not exceed 18".
7, Letters shall be centered horizontally on the lower band between
the vertical column lines. Minimum clearance between the Sign and the column lines shall be 36" or a total of 26 lineal feet.

E.) Construction Requirements Building B
1. All letters shall be installed utilizing aluminum 10-24. No visible clips or fasteners shall be permitted.
5. Tenant shall be fully responsible for the operations of tenant's sign contracotrs.
General Sign Specifications For Buildings C, D, E, F, G, H, I
1. Each tenant shall have one required I.D. sign located as per drawing exhibit C .
2. Tenant sign shall consist of individual non-illuminated 3-D letters affixed directly to building fascia (exhibit C).
3. Letters are fabricated from .50" plexiglass attached to building fascia with clear silicone adhesive.
4. All letters shall have painted finish to match duranodic #313. Paint shall be lacryl manufactured by Spraylat f20-55 or equal.
5. The ltcopyll, letter style and logos shall be submitted to the owner for written approval prior to fabrication.
6. No more than two rows of letters are permitted provided their overall height does not exceed the height of the %et sign area" as per exhibit C.

7. Tenants shall display only their established trade name or basic
production name or combination thereof.
8. Tenant is responsible for repair of all surfaces damaged by adhesives in the event of removal of letters. Building fascia
shall be returned to original condition.

Two rows of letters are permitted provided their overall height
does not exceed 14" (exhibit C).
Signs shall be centered on lower band of building fascia above entrance only as per exhibit C.
Signs shall be centered horizontally on the lower band between the vertical column support and edge of building wall with a minimum clearance of 12" or a total of 8 linear feet per exhibit C.
When two spaces are used, lettering shall be centered above vertical column support on lower band only with a minimum clearance of 24" on each side for a total of 16' linear feet.

Sians Constitutina a Traffic Hazard:
No person shall install or maintain or cause to be installed or
maintained any sign which simulates or imitates in size, color,
lettering or design any traffic sign or signal, or which makes use of the words YSTOPff, lfLOOK!' , "DANGERff, ort"any other words, phrases,
symbols, or characters in such a manner to interfere with, mislead or confuse traffic.
Immoral or Unlawful Advertising:
It shall be unlawful for any person to exhibit, post or display or
cause to be exhibited, posted or displayed upon any sign, anything
of an obscene, indecent, or immoral nature or unlawful activity.
Signs or Doors, Windows or Fire Escapes:
No window signs will be permitted except as noted herein. No sign
shall be installed, relocated, or maintained so as to prevent free ingress to or egress from any door.

Animated, Audible or Moving Signs:
Signs consisting of any moving, swinging, rotating,~ flashing, blinking, scintillating, fluctuating or otherwise animated light
are prohibited, except for time and temperature displays.
Off-Premise Signs:
Any signs, other than a directional sign, installed for the
purpose of advertising a project, event, person or subject not
related to the premises upon which said sign is located, is prohibited.
Vehicle Si=:
Signs on or affixed to trucks, automobiles, trailers, or other vehicles
which advertise, identify, or provide directions to a use or activity not related to its lawful making of deliveries of sales or merchandis €/ or merchandise or rendering of services from such vehicles, is prohibited.
I.) Miscellaneous Notes
1. The provision of this exhibit, except as otherwise expressly provided
herein, shall not be applicable to the identification signs of
occupancies designated by the landlord as .. "major" or "special" tenants that,may be located in the center, it is understood and agreed
that these occupants may have their usual sign on similar buildings
operated by them in California, provided however, there shall be no rooftop signs that flash, move or are audible and provided szid sign is architecturally compatible and has been approved by the owner..

Exhibit A
Building "B" Elevation
Store Front Net Sign Area
Letters shall not exceed vertical height of 14"
Two rows of letters are permitted but shall not exceed a combined height of more than 18"
Letters shall not be centered vertically and horizontally on the lower horizontal band only
with a total of 26' linear feet.
Letters shall conform to specifications in Exhibit B.

Illuminated signs shall consist of individual reverse channel
fabricated plexiglass letters with low voltage lfhalolf
illumination as manufactured by RB SIGNWGRAFICS.
Letters shall be fabricated of 1/8" thick acrylic plastic.
Thermal-formed or vacuum-formed letters shall not be allowed.
The use of trimcap is also prohibited.
Illumination shall be achieved by use of 12 volt low voltage aircraft instrumentation lamps mounted, wired, and scaled in 'Tparallellr on a flexible U.L. rated ribbon. Lamps shall have a l'military spec" life rating of not less than 60,000 hours.
Transformers shall be class 2 U.L. rated 12 volt transformers.
Lamp spacing shall not exceed 1 1/2" on center and shall be
layed out and positioned accordingly to achieve a uniform and
balanced halo of light around the perimeter of each letter.
Intensity of illumination shall be equal throughout the entire
sign and shall be equal to the other signs within the center.
Lamps shall be completely hidden from view, even when viewed from extreme oblique angles.
All letters shall have an edge or return depth of 1 1/8" and
shall be pegged off the wall 3/8 of an inch.
Non-Illuminated Signs
1. Non-illuminated signs shall consist of individual reverse channel fabricated plexiglass letters as manufactured by
RB SIGNS/GRAFICS.
2. Letter shall be fabricated 1/8" thick acrylic plastic. Thermal-
formed and vacuum-formed letters shall not be allowed. The use
of trimcap is prohibited.
3. All letters shall have an edge or return depth of 1 1/8?l and
shall be pegged off the wall 3/8 of an inch.
