To summarize what we discussed at that meeting, we would like to accomplish the following in the very near future: 1. 2. SERVICE STATION We are planning on bringing in Shell as the dealership for gasoline products at our service station. Shell would replace our existing signage at the comer with their own (basically changing the face plates of the existing sign cans), along with new internally lighted gas price monument signs to replace the old wooden signs currently in place, under a separate application to be approved by the City of Carlsbad. Shell plans some trim painting at the facility, however the basic architechural style would not be compromised, in fact, considerable landscaping changes are planned that would dress up this corner allowing for much better eye appeal. DIRECTIONAL SIGN We would like to propose a directional sign to be placed on top of the old monument base. The sign would be targeted for directional purposes only, allowing for customers coming off Interstate 5 some reckoning of how to get to our main entrance on Paseo del Norte. We would anticipate that this sign would be subtle and on a scale small enough that it would be able to be read by the passing motorist seeking the entrance to our facility. This is especially important with the coming road construction along Palomar Airport Road, it would prove to be at best difficult for customers to find our main entrance without some type of directional sign in place. REMOVAL OF EXISTING SIGNAGE As we discussed, we have two ('2) "Best Western" logo can signs on the property that consist of approximately 60 square feet. We have no problem in removing this signage to allow conformity to square footage allowances. WALL SIGN As we discussed at our meeting, the wall sign we have on the west end of our property is essential to our business. As you saw in the photographs we showed you, the freeway price sign is realistically visible to only northbound freeway motorists, southbound motorists can see that sign just from the far right lane, for approximately 1/10 of a mile when they are perpendicular to it, as they pass the Palomar Airport Road exit (our exit). For all intents and purposes, southbound motorists do not see this sign. The wall sign, however, is mounted higher than the freeway sign, and although it too is difficult to see due to the plant growth in the freeway median, some of the motorists can nonetheless see this sign in time to make the Palomar Airport exit. We discussed the problem with the weeds just off our property along the freeway, and how their uncontrolled growth has caused problems in the visibility of our signage. We would like to work with the City and Caltrans to control this problem. Our landscaping program has been expanded to allow for considerable clean-up of weeds and uncontrolled plant growth on the other side of our property line, and perhaps between ourselves, the City and Caltrans we can come up with installing some ground cover that would eliminate this unsightly weed problem. As we started the review of our sign program, Mike, we intend to submit to the City our proposal for the change in signage at the gas station in conjunction with our dealership agreement with Shell, followed by an application for the directional sign described above.
