As we discussed, it is agreed Hallmark occupies a space that allows either a Type D or Type E sign. The Type D-1 verbiage in the sign program referencing areas with at least five (5) feet of blank vertical fascia does not apply in this case. We, therefore, would like to adopt the City's proposed amendment for Type D signs. The proposed verbiage is in the attached exhibit. This will accommodate Hallmark without creating a vehicle which would significantly increase the Center's signage. As I mentioned, our proposed amendment for Type D-1 signage was due to our perception that the tower elevation above PIP Printing's space is exceptionally large. Given that this Tenant's sign is single line copy, we felt a 22" high sign would be dwarfed by this expanse of space and desired a more aesthetically pleasing proportion. We proposed in this instance to allow letters to be up to a maximum of 32" which was still within the overall 36" maximum set for two (2) lines of copy. Understanding the City's concern for maintaining the Center's overall signage and recognizing the aesthetic considerations, we propose to amend the Type D-1 sign as follows: Sian TvDe D-1 - Additional Criteria: In tower locations where there is at least ten (10) feet of blank vertical fascia area over the highest point of an awning or surface break, the following shall apply: In the case of logos wherein the Tenant's sign is single line copy and the logo has a significant variation in letter height, the tallest letters shall be allowed a maximum height of 32". All other letters shall have a maximum height of 22". Given the stated restrictions, however, the amendment will not apply to anyone other than PIP Printing at present and should not increase the Center's overall signage. You expressed concern that a tenant like llTogolsll, as an example, would qualify for five (5) 30" high letters. Our interpretation would be llTogolsll is not working with a logo with a significant variation in letter height and would be held to the 22" maximum letter height. With regard to the City's desire to decrease the signage allowed on Buildings A 61 B facing Alga Road, I would like to schedule a meeting with you at the site to physically review the situation. As you requested, attached you will also find a floor plan for Pad "A" showing the layout for the three tenants. The proposed signage is outlined on the plan. I would like to point out the tenant occupying suite A-1 may be opening two separate businesses (e.g. a French restaurant and a French bakery). We would like the flexibility of having separate identity for the two entities. Your consideration and effort in this matter is very much appreciated.
