Kerlin Grubb & Ellis 1921 Palomar Oaks Way, Suite 200 Carlsbad, CA 92008 RE: PS 91-32 - OPUS PLAZA SIGNAGE Dear Mr. Kerlin: This letter is in response to your letter dated June 14, 1991 regarding the signage for Opus Plaza. The Specific Plan text, as you have quoted in your letter, states that "In multi-tenant industrial or office buildings, each individual business may have a wall sign over the entrance to identify the tenant. Said sign will give only the name of the company and will limited to letters six inches in height. Said sign will be oriented toward the parking or pedestrian area for that building and shall not exceed a maximum area of five square feet." The interpretation of this is that the business entrance is the entrance to which you enter the individual suite, not the ,entrance to the entire building. If the entrance is inside the building, the sign will be over the suite entrance and directed toward the pedestrian area (foyer). If the entrance to a suite has it's own separate exterior entrance, then a sign could be exterior and over the entrance directed toward the parking area. I have spoken with the Assistant Planning Director and Assistant City Attorney and both concur with this interpretation of the Specific Plan's sign requirements. There are two options at this point. The first is to submit application to the Planning Department for an amendment to the Specific Plan. The second is that you have the right to appeal the denial of the sign permit (PS 91-32) to the Planning Commission.
