Dear Mr. Lynch:
The purpose of this letter is to request further clarification regarding signage for Opus
Plaza, 1925 Palomar Oaks Way, Carlsbad, CA 92008. On Tuesday, May 14th, 1991, we met
with you with questions concerning the signage program for that building. We told you that
based on representations from Mr. Dean Greenberg, who at the time was the owner of the
development in which that building is located (Carlsbad Airport Centre) we believe we were
entitled to similar signage on 1925 Palomar Oaks Way to that which we had received on the
almost identical, adjacent building, 1921 Palomar Oaks Way. Based on those
representations we had committed signage to two tenants, Comprehensive Business Services
and Hooser and Blick, Attorneys. When our sign company applied for sign permits, we
were advised that the expected type of signage was not allowed by the specific plan. We
than met with you on the above mentioned date. During that meeting you told us the
signage on 1921 Palomar Oaks Way was allowed only because it had appeared on the
approved working drawings for the building. At the meeting we asked you why the two
large Scher-Voit signs on a nearby building at 1901 Camino Vida Roble were approved last
year and similar signage would not be approved for our building. You told us that the
signage on the Scher-Voit building was approved because a different use overlay applied to
that lot. You told us that the Scher-Voit building had a commercial overlay, where as our
building did not. However, in looking at the plans, we could not find the commercial
overlay that applies to the Scher-Voit building. You then said that because 1925 Palomar
Oaks Way was in a scenic corridor, it would not be acceptable for signs to be placed on the
building where they would be visible from Palomar Airport Road.

You referred us to the specific plan and said that the only signage available for the building
would be the multiple tenant office building signage referred to in the specific plan and
architectural guidelines for Carlsbad Airport Centre. Page 26 of the architectural guidelines,
section 5.3 (iii), states, "multiple tenant building signage shall be wall mounted and occupy
a position adjacent to the tenant building entrance. The tenant shall be allowed the use of
his own logo/logo type for his tenant identification. All type face shall be a maximum of six inches and logo's a maximum of nine inches in height. Maximum signage shall not
exceed 5 square feet. Signage shall not be illuminated."
The specific plan, executed September 4, 1986, states (on page 25, section 4.6 B (ii) ) "In
multi-tenant industrial or office buildings, each individual business may have a wall sign over
the entrance to identify the tenant. Said sign will give only the name of the company and
will be limited to letters six inches high. Said signs will be oriented toward the parking or
pedestrian area for that building and shall not exceed a maximum area of five square feet."
The specific plan and architectural guidelines seem very clear in defining the standards for
multiple tenant office building signage. Based on this information and your representations,
we entered into an agreement with Hooser and Blick which entitled them to a sign over
their building entrance per paragraph 5.3b (iii) of the aforementioned architectural
guidelines and 4.6 B (ii) of the specific plan for Carlsbad Airport Centre.
We will fully comply with the specific plan and architectural guidelines. We see no grounds
whatsoever for denial of our right to this signage. If there is further information of which
we are not aware, please advise us. Otherwise, we will proceed with permiting of the sign.
