DESCRIPTION CARLSBAD OAKS BUSINESS PARK PS 91-88 THE AFOREMENTIONED MONUMENT SIGN IS NO LONGER PROPOSED AND HAS BEEN DELETED FROM THE PROPOSAL. 11. BUILDING OR WALL SIGNAGE The building mounted sign area is defied as the areas of the surface or surfaces which displays letters or symbols identifymg the business or businesses occupying the site or when the sign is of free standing letters, the single rectangular area which fully encloses all letters or symbols identifylng the business or businesses occupying the site. Primary tenants are encouraged to develop signage which compliments surrounding architectural details. All building signage is to be provided by primary tenant or owner. All signs are to be non-illuminated. 11. MULTIPLE-TENANT IDENTITY Multi-tenant projectbuildings are those constructed for extensive divisibility, usually for smaller businesses. Tenants in a multiple project building are defined as follows: Major tenant: That tenant that occupies a minimum of 51% of the building’s total gross floor area. Minor tenant: Any number of tenants occupying less than 50% of the building’s total gross floor area. -1- Major tenants shall be identified with a maximum of two (2) signs attached to the upper sign bands of the building (see attached exhibit "A"). No wall sign is to be placed on the south elevation. Major tenant signs are to be non-illuminated. Maximum square footage of each major tenant signage shall not exceed 18 square feet. Maximum letter height shall be 12". No logos shall be permitted. Minor tenants shall be identified with a standardized typeface (Palatino Italic) applied directly to the entrance door or adjacent glass. Maximum s uare footage for each sign is to be four square feet. Minor tenants may also be identi 4 ied on the building facade using the standard typeface applied directly to the architectural sign band, in white only. Maximum cap height is to be 6". Tenant fascia signs are to be non-illuminated. Only one sign may be permitted per minor tenant. PANTONE@ 29% i -2-
