4. Distance to the property line(s) for all proposed freestanding signs.
5. Provide an elevation for all proposed signs which specifies the following:
A. Dimensions and area for all existing and proposed signs.
B. Materials the sign(s) will be constructed of.
C. Proposed sign copy.
APPLICANT MUST SUBMIT THREE (3) SETS OF SIGN/SITE PLANS, A COMPLETED APPLICATION

BUILDING SIGN CRITERIA
5050 Avenida Encinas Carlsbad, California
This criteria establishes the uniform policy regarding signage for all tenants of the above referenced building. These requirements, specificatlons and notes have been established for the purpose of maintaining the overall appearance of the project. All signs shall conform . to the following provisions of this sign criteria and shall be subject to written approval from the Landlord and the City of Carlsbad. Signs which are installed without Landlord and City approval shall be subject to removal at the expense of the Tenant. All building signs require a sign permit from the City of Carlsbad.
A. GENERAL REOUIREMENTS
1. A drawing of the size and location of approved signage is shown attached. The cost of the sign and installation shall be paid for by the Tenant.
2. Landlord and City of Carlsbad shall approve all sign design and placements prior to installation of the sign.
3. Tenant shall be responsible for fulfilling all of the requirements, specifications and general notes in this criteria.
B. GENERAL SPECIFICATIONS
1. Letter style shall be "Friz Quadrata," bold (chart-pax Style #236) upper and lower case. Letter height shall be a maximum of 42 inches.

7. Except as provided herein, no advertising placards, banners, pennants, names, insignia, trademarks, or other descriptive signs shall be affixed to or maintained upon any glass panes, landscape area, streets, or parking areas.
8. Building monument signage, if any, shall conform. to City and State Sign Codes and shall not exceed 20 square feet on one side of a double-faced sign.

Prior to installation of any signage, the sign contractor shall carefully and thoroughly examine the building to field verify all conditions, demensions and other factors affecting the installation of the sign. Discrepancies and/or conditions, which are found to be different from those found in the building construction drawings, shall be reported to the owner’s field representative and architect prior to commencement of installation.
The Landlord relies on the fact that the sign contractor is a licensed specialist in his trade and shall therefore use diligence to protect the building from damage. Furthermore, contractor shall notify the architect in writin6 regarding work to be performed according to drawings or specifications for the signage which in the contractor’s opinion cannot be fully guaranteed or constructed as designed according to Tenant’s and
Landlord’s specifications.
In the case that installation detail in not clearly shown for any part of the work, materials and procedures shall be equivalent to professional standards for high uality work. The architect shall be notified immediately in writing o 8 any alternate non-standard or untested methods proposed.
All construction, fabrication and installation shall conform to the most recent City of Carlsbad Building Codes and any federal, state, county, or other code regulations or ordinances of governmental agencies with jurisdiction over signage at this location.
The sign contractor shall be responsible for complying with all State of California Occupatidnal Safety and Health Act Requlrements and Regulations in performing its work on this project.
The signage contractor shall comply with all State of California Safety Codes.

The Tenant shall obtain all required permits for the signage work and shall pay for the same.
Sign contractor shall be responsible for scheduling with the Landlord’s field representative for access to the building.
All work shall be performed when weather conditions permit satisfactory results and protect the building from water damage.
