This sign program has been developed to communicate the particular parameters each tenant is to follow so their signage will be effective and also compliment the project as a whole. Performance will be strictly enforced and any non-conforming signs will be removed and the signage area repaired by the Landlord at the tenant's sole expense. This sign program has been written in sections with numbered articles for easy reference. The program establishes maximum and minimum letter sizes, sign area allowance, location, color and fabrication standards - which are subject to the sole discretionary approval of the Landlord within the context of this sign program. Any issue or stipulation not addressed within this sign program must comply with the City of Carlsbad sign ordinance and be approved in writing by the Landlord. SECTION II - APPROVAL PROCEDURE Tenant shall submit to the Landlord through the tenant's sign company, three (3) copies of detailed drawings for approval. These drawings are to be in scale and are to include a location plan indicating the sign location on the site (for exterior signs), building elevation drawing with the proposed sign layout and dimensions of the letter and/or logo height along with the overall building elevation dimensions. Specifications for color and materials must be indicated along with a mechanical section drawing for fabrication and mounting details. Upon a dated signature of approval by the Landlord, it shall be the tenant's responsibility to submit the sign drawings to the appropriate city agency for approval. All permits for signs and their installation shall be obtained by the tenant or their representative at the tenant's sole expense. Total aggregate sign area for the project is one hundred and eighty six square feet (186 sq. ft.). Building signage shall be allowed on the south, east and west e I eva ti on s. 2. Tenant identification signage shall include only the business name as registered in the lease agreement, and established logo symbol if permitted by Landlord. 3. All tenant signage is to utilize the project typestyle "Times New Roman". Tenants may use their nationally or regionally established logo graphics upon written approval by the Landlord. 4. Maintenance of each sign is the responsibility of the tenant.. Letter forms or panel faces which require repair will be replaced or repaired within thirty (30)days of written notice from the Landlord. If the signage is not rectified within the thirty (30) day period, the Landlord will repair thew sign at the tenant's expense. Page 1 SECTION 111 - GENERAL SIGN CRITERIA (Continued) 5. Signs will be free of all labels and manufacturer's advertising with the exception of code requirements. 6. Except as provided within the context of this sign program, no advertising placards, banners, pennants, names, insignia, trademarks or temporary signs may be displayed on any part of the building, landscape area, or in the parking area. 7. The tenant will be fully responsible for the operation of its' sign contractor and will indemnify and hold harmless the Landlord and its' agents from damages or liabilities resulting from its' contractors work. Tenant will also provide owner with adequate evidence of tenant sign contractor's insurance coverage naming the Landlord as additionally insured prior to approval and commencement of work. 8. Tenant shall immediately remove all signs representing a discontinued or relocated damage to the building and/or will be tenant's sole cost. business within ten (10) days of vacating the premises. Landlord shall direct the placement of all Tenant signs and the method of attachment to the building. 11. Tenant shall purchase directory strips and plaque lettering through Landlord to ensure continuity of manufacture and appearance. SECTION IV - MONUMENT (Sign Type #1) 1. Availability of tenant identification on Sign Type #1 "Project Monument" is based upon the sole discretionary approval of the Landlord, the specifics of which, if applicable, are established in the lease. 2. Refer to the design drawing contained within this sign program Sign Type #1 "Project Monument" for fabrication and tenant graphic standards. This sign is not to exceed six feet (6') in height and five feet (5') wide or thirty square feet (30 sq. ft.) in area. Monument to be located as indicated on the "Location Plan'' for ITEM #!, #2 which is a part of this tenant sign program. 3. The monument cap shall be painted with imron polyurethane enamel, color to match painted cap in Carlsbad Oaks Business Center monument sign. The sign shall be constructed of aluminum, painted black with imron polyurethane enamel semi-gloss sheen. Logotype or letters shall be white or as approved by the Landlord and the Association. 4. Tenant shall be responsible for all of the costs of said signage and for the cost and procurement of any and all required permits. SECTION V - BUILDING TENANT I.D. (Sign Type #2) 1. Sign Type #2 is to be defined by the Landlord and as further defined within the lease agreement. As a general rule, any tenant occupying 50% or more of the building's gross leasable space may be allowed the following sign rights upon written approval by the Landlord. 2. Tenant shall be solely responsible for the cost of said signage and for the cost and procurement of any and all required permits. 3. One (1) Sign Type #2 will be allowed per building elevation. Two (2) Sign Type #2 signs will be allowed for the building. Page 2 SECTION V - BUILDING TtNANT I.D. (Sign Type #2) Continued 3. The maximum height for Sign Type #2 shall not exceed thirty six inches (36"). The sign shall be centered, height wise, in the band. Lettering shall start aligned with the outside framing of the windows (refer to design drawing Sign Type #2). Location to be approved, in writing, in advance of fabrication and/or in sta I I at ion by Land I ord. 4. Sign Type #2 shall be fabricated as either illuminated by backlighting, provided the color and intensity of such lighting appears as an integral part of the overall architectural and site design concept, or non-illuminated. Letters are to be fabricated from .080 (min.) aluminum with a three inch (3") return. Each letter or logo form must be siliconed to the brick or on a raceway, if illuminated. all penetrations shall occur in the grout area only. Each letter and/or logo form must have a minimum of two (2) 1/4" seep holes for drainage of water. Internal illumination is to be 15mm 30ma.or 60ma 6500 white neon with remote t ra n sfo rme r (s). 5. Backlit Illumination must be connected to a dedicated sign circuit with a timeclock and disconnect switch within visual proximity of the sign location. 6. In no case will there be any exposed, conduit, transformers, iunction boxes conductors, or crossovers. Exposed hardware will be finished in a manner consistent with quality fabrication and installation practices and the proposed installation will be subject to Landlord's written approval in advance of fabrication and/or installation. 7. Sign Type #2 is to be finished with a semi-gloss enamel paint on the face, returns, and inside. Color utilized for Sign Type #2 is subiect to Landlord written approval in advance of fabrication. SECTION VI - TENANT DIRECTORY STRIP (Sign Type #3) 1. Landlord shall install and maintain a building directory at the ground floor lobby. 2. Each tenant may have a directory strip(s) identifying the firm and the floor in the lobby directory. Tenant is allowed one (1) tenant strip per 500 square feet of useable area or as approved by Landlord. All costs will be the responsibility of the tenant. 3. 1 /2" x 1 0" black directory strip for 1 /4" helvetica copy. Copy lettering to be engraved in white. 4. Standard 314" left margin. 5. A maximum of 32 character spaces for copy to be set in 1/4". 6. All capitals. 7. Indentation, if indicated, should be a 1 1/8" left margin (deduct 2 characters from the maximum character count, (refer to design drawing Sign Type #3). SECTION VI1 - TENANT SUITE SIGNAGE (Sign Type #4) 1. The sign's dimensions shall be 9 3/4" in height and 9 3/4" in width, (refer to design drawing Sign Type #4). 2. Tenant shall be allowed one (1) sign regardless of size of occupancy or as approved in writing by Landlord. 3. All sign lettering shall be brushed aluminum and typical size shall be 1" for suite numbering, 3/4" for firm name and 1/2" for additional information (if desired and as approved by Land I ord). Page 3 SECTION VI1 - TENANT SUITE SIGNAGE (Sign Type #4) Continued 4. Suite numbering shall be left justified, starting 1" from top edge in from left edge. Tenant name shall be left justified, starting 1 /2" from bottom edge and 1 " in from left edge. 5. Installation shall be the center right/left of door 60" to bottom of sign, mounted with 3M double-sided foam tape. Sign location to be approved, in writing, in advance by Landlord. GENERAL INSTRUCTIONS: TO SIGN CONTRACTOR (Sign Type #1 & #2) 1. Prior to the installation of any signage, the sign contractor shall carefully and thoroughly examine the building to field verify all conditions, dimensions and other factors affecting the installation of the sign. Discrepancies and/or conditions which are found to be different from those found in the building construction drawings shall be reported in writing to the Landlord and the architect prior to commencement of fabrication or installation. 2. The Landlord relies on the fact that the sign contractor is a licensed specialist in his trade and shall, therefore, use best efforts to protect the building from damage. Furthermore, contractor shall notify the architect and Landlord in writing regarding work to be performed according to drawings or specifications previously approved by Landlord for the signage which in the contractor's opinion cannot be fully guaranfeed or consfructed as designed according to Tenant's and Landlord's spec if icati on s. 3. In the case that the installation detail is not clearly shown for any part of the work, materials and procedures shall be equivalent to professional standards for high quality work. The Landlord shall be notified immediately in writing in advance of any alternate non-standard or untested methods proposed. 4. All construction, fabrication and installation shall conform to the most recent City of Carlsbad Building Codes and any federal, state, county, or other code regulations or or ordinances of governmental agencies with jurisdiction over signage at this location. 5. The sign contractor shall be responsible for complying with all State of California Occupational Safety and Health Act Requirements and Regulations in performing its' work on this project. 6. The sign contractor shall comply with all State of California Safety Codes. 7. The tenant shall obtain all required permits for the signage work and shall pay for the same. 8. Sign contractor shall be responsible for scheduling with the Landlord's representative for access to the building. 9. All work shall be performed when weather conditions permits satisfactory results and protect the building from water damage. 10. Contractor to field verify all dimensions at signage location(s) prior to commencement of installation.
