A. GENERAL REQUIREMENTS
THE CRITERIA SET FORTH IN THIS EXHIBIT E (SIGN CRITERIA) HAVE
BEEN ESTABLISHED SOLELY TO FACILITATE THE SUBMISSION OF CER-
TAIN SIGrlS FOR THE ARCHITECTURAL CONTROL COMMITTEE'S WRITTEN
APPROVAL AS SET FORTH IN THE DECLARATION OF COVENANTS,
CONDITIONS, AND RESTRICTIONS TO WHICH THIS EXHIBIT E (SIGN
CRITERIA) IS ATTACHED. NOTHING IN THIS EXHIBlT E (SIGN
CRITERIA) SHALL LIMIT OR RESTRICT IN ANY MANNER WHATSOEVER
AKCHITECTURAL CONTROL COMMITTEE AS SET FORTH IN THE DECLAR-
ATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS. IN THE EVENT OF ANY INCONSISTENCY BETWEEN EXHIBIT E (SIGN CRITERIA)
AND SAID DECLARATION OF COVENANTS, CONDITIONS, AND RESTRIC-
TIONS, THE TERMS OF SAID DECLARATION OF COVENANTS, CONDI-

1. All Owners shall be required to submit to the Archi- tectural Control Committee a complete Sign Program for
their individual parcel or parcels prior to occupancy.
Said Sign Program shall be in compliance with the herein
described Standard Signs as described in the body of this
Sign Criteria as Signs A, B, C, D, and E. All Sign
Details and Drawings as shown within this Sign Criteria
are applicable to Signs A, B, C, D, and E and shall be
used as specimens.
2. All Signs shall conform to all applicable laws. All permits and other governmental approvals for Signs and Sign installation shall be obtained by the Owner's Sign
Contractor from the City of Carlsbad prior to con- struction and installation of each sign.
3. All Signs shall be constructed and installed at Owner's expense with methods as approved by the Architectural
Contrcl Committee and the City of Carlsbad.
4. The Architectural Control Committee's approval of any Signs shall constitute approval for purposes of this
Exhibit E (Sign Criteria) only and shall not be deemed approval for compliance with applicable laws for any
other purpose whatsoever.
5. Upon submittal and approval of the individual Sign Criterias which shall be based upon this overall Sign
Program and approved by the Architectural Control Com-
mittee as described in No. 1 above, said Sign Programs
shall be attached and become part of this Exhibit E (Sign
Criteria) and shall govern any and all 7uture Signs constructed upon that parcel or parcels.

B. TYPE AND LOCATION OF EXTERIOR SIGNS
1. ONLY EXTERIOR SIGNS OF THE TYPE SHOWN ON SHEETS 1 THROUGH
5 IIJCLUSIVE (EXHIBIT E) WILL BE PERMITTED.
2. (a) Sign Type A shall be a single-faced, internally illuminated, metal canister Sign with wood frame. Back of canister to be affixed to the finish surface of the building. @he height of the Sign shall be 24 inches and the length shall be 8 feet maximum. The
exact copy design and color is subject 2 the approval of the Architectural Control Committee and the City of Carlsbad. Colors for said Sign back- ground shall be as described on Sign Schedule, Page
5 of this Sign Criteria, and construction details
shall be as described on Page 4 of this Sign
Criteria as they apply. Illumination of said sign shall be restricted to between dusk and 1O:OO p.m.
(b) Sign Type B shall be a single-faced redwood sand- blasted sign, 13 inches in height and 60 inches maximum length. The exact design and color is sub- ject to the approval of the Architectural Control
Committee and the City of Carlsbad. Letter style to
be approved by the City of Carlsbad. Exact
placement of signs shall be approved by the City of Carlsbad and in conformance with the overall sign
program. One (1) Sign Type a shall be allowed for. each individual building or one (1) for tenant in
mult i- tenant buildings .
(c) Sign Type C is a double-faced concrete monument sign (free-standing). Said Sign design shall be as shown on page 4 of this Criteria and shall govern any and
all future monument signs permitted by the City of Carlsbad. This sign shall display "Carlsbad Commercial Center" only. .
(d) Sign Type D shall be a single-faced sandblasted redwood Sign for use for pedestrian directional purposes. Said Sign shall be 12 inches in height by
18 inches in length maximum. Exact copy for each directional Sign shall be subject to the approval of the Architectural Control Committee and the City of Carlsbad. Two (2) signs maximum will be allowed per
building or tenant copy shall be medium Helvetica,
white ietters oiily. (See notes and details on Page
5 of this Sign Criteria). Tenant's name shaii not
be allowed a5 copy.
(e) Sign Type E shall be a double-faced concrete structure with dark brown metal numerals as shown on page 4 of this Criteria. 'Copy to be street address numbers only.
C. DESIGN REQUIREMENTS
1. Exterior Signs shall be compatible with and conplenentary to adjacent Signs and the overall design concept of the Carlsbad Commercial Center.

2. The design for all Signs including style and placement of lettering, size, color, materials, and method of illumi- nation shall be subject to the approval of the Archi-
tectural Control Committee and the City of Carlsbad.

All Exterior Sign supports and fastenings shall be subject to the approval of the Architectural Control
Committee and the City of Carlsbad.
All penetrations of the building structure required for Sign installation shall be neatly sealed in a water-tight
aesthetically pleasing condition.
No labels will be permitted on the exposed surface of the Signs unless required by law in which event label shall
be applied in an inconspicuous location on the Sign.
Owners shall be responsible for the work of Owners’ Sign Contractor .
