Introduction 1
San Pacifico is a progressive community located adjacent to the Batiquitos Lagoon overlooking the Pacific Ocean in Carlsbad.
The San Pacifico neighborhood will be comprised of a distinctive collection
of residential neighborhood projects that will each have its own identity
defined by a varying use of the community design elements and architectural themes.
The Entry Statement, Signage and Wall Program is intended to provide the
conceptual details necessary to demonstrate uniformity within the master plan for entry statements and walls are consistent with as well as enhance the current Mediterranean Style and Craftsman Architecture approved for
the homes to be built within the San Pacifico residential planning areas.
The following program will be used to assist with the future review and rinal
approval of all entry statements, signage and walls within the fesidenfial portion of this planned community. This program is comprised of two main
topics; signage and walls. At the beginning of each main topic a brief
descr@tion of the design concepts will be provided.

The San Pacifico entry statements and signage display a comprehensive community
design attitude. This attitude responds to the integration of current Mediterranean
Style and Craftsman Architecture into a very progressive California seaside
community.
The entry statements and signage which are planned and developed. will be a
sensitive statement within the community. Its balanced, strong design theme will help
create a sense of place and continuity throughout the entire community.
The guidelines created within this document provide for vpes, sizes, and materials of
signs and monuments which allow the community to express its unique character and
attributes.
Along with the overall character of the community, the individual neighborhoods will
contain unique design elements which will further reinforce the sense of place for each
of the neighborhood's residents. Through the use of color and a focused palette of
materials, the neighborhood signage monumentation will be a balanced and cohesive
element in the overall community statement.
The entry statements are comprised of one Primary Community Entry monument, two
Secondary Community Entry monuments, seven Neighborhood entry monuments and
one Recreation Facility Entry monument. The size parameters, materials and colors
for the entry statements are provided on detailed elevations and plan views for each of
the entry statements.
The Primary Community Entry is dominated by the use of a fieldstone veneer and brick
cap on a small retaining wall near the northern entrance to the San Pacifico
community. The fieldstone veneer and brick cap is utilized as accent materials on all
entry statements within the community. The Secondary Community Entry monuments
are located at the main entrances of each of the planning areas and the Recreational
Facility Entry monument is located on the recreation site facing Avenida Encinas. All
entry monuments incorporate the brick cap and fieldstone veneer. All entry
monuments except the Primary Community Entry monument provide a stucco finish
with a combination of "Cream Puff and "Amaretto" colors on the monument walls.

The sketches on pages 6 and 7 show the community entrance monument describe the theme materials and colors that will set the design standard for
the entire community. The monument wall will be located on a slope and forms a radial shape retaining wall extending out of the slope. Landscaping is an integral part of the design with flowering shrubs, vines and

Illumination of the entry monuments and signage is necessaly in order to
provide identification of the various neighborhoods at night. . All entry
monumentation illumination will be from ground set lighting. A maximum of
two ground-mounted lights will be provided to illuminate each entry
monument. Two lights are necessary to provide cross illumination and to
reduce shadows.

Community Wall and Fence Program 18
The Wall Program for the San Pacifico Community provides a variety of
community wall and community fence types and the location of-each wall or
fence. The walls and fences are intended to demonstrate continuity within the San Pacifico community yet allow for a variety of walls and fences
depending on the location. The community walls and fences range in type
from walls that mitigate against noise impacts to fences that allow for extended views to the ocean or recreation area.
The colors and materials used for the walls will be complementary to the
entry monuments. As shown on the Typical Wall Elevations, all the community walls will contain a finish similar to stucco and will be painted Western Beige. The solid wall aQacent to Avenida Encinas and Windrose Circle will contain a brick cap. The pilasters will contain either a brick cap or a decorative finish cap as shown on the Typical Wall Elevations. Where
warranted view fences and walls will be provided to allow for off-site views.
All walls and fences shall comply with all applicable City ordinances, policies and procedures including sight distance requirements as determined by the
City Engineer.
The following pages provide the details showing locations and tbe types of community walls and fences to be provided within the San Pacifico
Community.

GRADING PERMIT REQUIREMENTS
The conditions that invoke the need for a grading permit are found in Section
11.06.030 of the Municipal Code.
7a. Inadequate information available on Site Plan to make a determination on grading
requirements. Include accurate grading quantities (cut, fill import, export). Write
“No Grading” on plot plan if none is required.
7b. Grading Permit required. A separate grading plan prepared by a registered Civil
Engineer must be submitted together with the completed application form
