HomeMy WebLinkAboutPS 98-135; La Costa Towne Center; Sign Permits/Programs (PS) (2)city of --- January 26, 1999 Mr. John Hayada Ultraneon Sign Company 5458 Complex Street, Ste 401 San Diego, CA 92123 Re: PS 98-135 - LA COSTA TOWNE CENTER SIGN PROGRAM Dear Mr. Hayada: Thank you for submitting the additional items requested in regard to your proposed amendment to the La Costa Towne Center Sign Program. In order to recommend approval of the proposed sign program, the following items will need to be addressed: 1. Provide a site plan (drawn at 1” = 20 scale minimum) which indicates the following: a. b. Show the lineal feet of buildina frontaqe facing the two public streets. Show the lineal feet of building lease space (at the entrances to the lease spaces). Typically, the maximum amount of total sign area for the center shall not exceed 1.5 square feet per lineal foot of building frontage facing the street. However, due to the unique circumstances and layout of the center, staff may consider using the frontage of building lease space to determine the allowable sign area. 2. Prepare exhibits which show the proposed sign locations for each building. Include complete elevations for Vons, Shops “A”, Shops “B” (including the bank), Shops “C”, and the bank/offices at the south end of the site. Provide a summary of all of the proposed signage. Include the proposed square footage of all wall signs, under canopy signs, and monument signs. Directional signage is not counted toward the allowable sign area for the center. 3. Define the sign criteria for the existing signs on Vons and the bank. Although these are identified as “no change”, some criteria must be established in the event of a tenant change. In addition, the existing signage must be included in the proposed sign area. 4. Staff will not suooort the proposal for identification of Vons and/or Major Tenant on any of the entry monuments. However, staff is supportive of center identification at each of the five locations shown. Also, please check the proposed sign shown as “C-3 & C-4”. The site plan indicates that this sign is located at the entrance which has a median, however, the median is not shown on the photo. Is this the wrong photo or are you proposing additional signs at this location? The proposed cabinets “Type A” appear to extend below the fascia element. The previous sign program limited the cabinet height to 14 inches. Please clarify the dimension at the narrowest point and include the remaining clear distance from bottom of sign to the paving below. Show the clear distance below the proposed under canopy sign “Type B”. Include the sign criteria for second story tenants. Include in the sign criteria that each tenant (other than major) may have only one business identification sign for each lease space. Currently, several of the tenants have two signs (Karate, Cleaners, and Chiropractic). Indicate that duplicate signs will be removed upon implementation of the new sign program. Include in the sign criteria that each business may have only one additional identification sign facing El Camino Real (Type”H” and “HH”). Staff is supportive of the interior directional signage proposed as type “F” and “E- l”. Sign “E-2” requires further evaluation of the proposed placement. Submit a detailed site plan showing the proposed distances from curbs. I have included a redlined set of the proposed sign criteria with some additional comments.
