Provide an elevation for all proposed sign(s) which specifies the following:
A. Dimensions and area for all existing and proposed sign(s).
B. Materials the sign(s) will be constructed of.

SIGN CRITERIA

This criteria has been established for the purpose of assuring an outstanding shopping center, and for the
mutual benefd of all tenants. Conformance will be strictly enforced. In the event the Landlord is required by the
governing authorities to conform to stricter requirements with regard to the size of the signs and architectural design, Tenant will conform respectively with such requirements.
1. GENERAL REQUIREMENTS
A. Tenant shall submit. within forty-five (45) days after receipt of the floor plan and before fabrication,
(2) copies of the proposed sign(s) to the Landlord for approval. These drawings must include locatii, size, material,
type of illumination, installation details, color selections and design. One copy shall be in full and true color.
8. All permits for signs and their construction and installation shall be obtained and paid for by Tenant.

2. EXTERIOR SIGN DESIGN
A. Mapr Tenants (Vons and Rite Ad) 20,OOO Gross building square footage or more.
Wall Signs- Tenant trade name and logo plus (2) product I.D. signs and/or setvices provided,
pending Landlord approval. Maximum allowed square footage for (1) sign not to
exceed 1 10 square feet, and total square footage for each Major Tenant's signs not to exceed 200 square feet.
8. All other tenants in the shopping center shall have one (1) cabinet sign, single-faced, internally
illuminated with flourescent lamps. Cabinet signs shall not exceed 3k15 in size nor greater than 45 square
feet.
C. Total allowable square footage of all building and ground signs for the entire shopping center
not to exceed 630 square feet.
3. MONUMENT SIGN
A. (1) Monument sign to be double-sided, faces to be of Lexan with vinyl applied graphics. Illumination to be internal with fiourescent lamps. Sign shall be 6klO and installed on a 2' concrete base for an overall hieght of 8'.
B. This monument sign shall be occupied by the two Major Tenants only.
C. Tenant panels shall be approved by the Landlord prior to fabrication and installation.
D. Location of monument sign as per Landlord and Crty of Carlsbad approval, reference site pian.
4. SIGNS NOT PERMllTED
Roof signs, flashing signs and rotating signs.
5. CONSTRUCTION REQUIREMENTS
A. Each sign contractor is required to obtain any and all building and electrical permits.
6. Each sign contractor must seal off and touch up all mounting hob and leave the Premises free
of debris after installation. Said repair shall match the construction type and said repair must be done with
the same material.
C. All signs must bear U.L. Label and the installation must comply with the building and electrical
codes.
D. Tenants shall be responsible for the operations of its sign contractors, including repair of any
damage to the Premises caused by the Tenant's sign contractor.
E. Any exposed fasteners required for construction shall match, in color and finish, the sign itself.
THIS SIGN CRITERIA IS SUBJECT TO MODIFICATION BY LANDLORD IN ACCORDANCE WITH ANY FUTURE
MODIFICATIONS TO THE CITY ORDINANCE THAT MAY BE OUT OF LANDLORDS CONTROL. ANY MODIFICATIONS TO THIS SIGN CRITERIA SHALL REQUIRE THE CITY OF CARLSBAD PLANNING
DEPARTMENT APPROVAL.
