Dear Mr. Neu,
On behalf of Prentiss Properties, Owner of Pacific Ridge Corporate Centre, we have prepared and are submitting the attached sign permit application to amend the existing Pacific Ridge Corporate Centre Sign Plan (PRCCSP) to allow building wall signs for tenant identification.
The PRCCSP, sign permit number PS 99-21 approved March 25,1999, does not adequately address the identification needs of tenants at the project and is substantially more restrictive than the City of Carlsbad Sign Ordinance
Per the approved sign plan tenant identification is confined to monument signs at project entries. The existing tenant monument signs are 2-6" in height and 50 square feet in area, however copy is restricted to under 4.5 square feet per tenant listing and a total of 26.68 square feet for all tenants at the Pacific Ridge Corporate Centre.
The Pacific Ridge Corporate Centre consists of two building, each having approximately 65,000 square feet in area. Each building has 225 feet of frontage on Fleet Street. The City of Carlsbad Sign Ordinance allows up to one square foot of signage per foot of frontage-a total of 450 square feet of signage for this project. Under the conditions of the Carlsbad Sign Ordinance and with the project identification sign at 36.3 square feet, a total of more than 400 square feet for tenant identification on building walls and monument signs is allowed.
We believe that a total 26.68 square feet for tenant identification is excessively restrictive and are proposing to amend the sign plan to allow two wall signs per building facing Fleet Street at 50 square feet each increasing the total project sign area from 136.3 to 336.3 square feet-well under what is allowed by the Carlsbad Sign Ordinance.

Per our last conversation, City approval of the proposed amendment to the Pacific Ridge Corporate Centre Sign Plan was imminent with a letter from the Carlsbad Ranch Design Review Committee (DRC) indicating their approval.
Attached is copy of the amended pages approved by the DRC and their letter approval.

When the amendment is approved please forward a copy of the approved plans for our records.

DESCRIPTION & COMMENTS:
Attached find sheets 1 and 5 from the Pacific Ridge Corporate Centre Sign Plan. We have made one minor modifications to the plan subsequent to the August 20 2004, submittal.
This change has been requested by the Owner so that tenant names and logos on Sign Tv~e A - Tenant Monument signs are more readable. In the existing sign plan the contrast between the brushed stainless steel letters against the gray concrete background on the monument signs is such that the tenant names are barely readable.
Please refer to the clouded notes on the attached sheets 1 and 5:
Sheet 1 - Color P1 1, black satin finish polyurethane enamel has been added to the color schedule. Sheet 5 - Specification for 1/4" aluminum letters with black polyurethane enamel, satin finish has been added to sheet notes.
These changes were included in the package submitted to and approved by the Carlsbad Ranch Design Review Committee and are included in the replacement pages for the amendment.
