Early this year, we made a presentation to Mr. Gary Wayne outlining our development intentions for the site. Several issues were discussed including parking. We were told parking requirements would be addressed in the preliminary review process. On February 4, 1999 a preliminary review was conducted. We received comments a few days later (a copy is included as a reference). Item # 2 of the review comments allows us to use the ratio of one space for 200 sf of “retaiVrestaurant/food courthank portion of the property”. The ofice portion is not included in that listing and has always been planned to be in compliance with City and CRC standards at the ratio of one space for 250 sf. We feel strongly that this interpretation is what was intended and is appropriate for this project at this location. The parking requirements should be: Retail 19,547 @ 200 = 98 Restaurant 6,053 @ 200 = 30 Food Court 6,172 @ 200 = 3 1 Ofice 12,886 @ 250 = 52 21 1 spaces 739 Fourth Avenue. As an example, the increased parking required for medical or dental ofices could then be appropriately accommodated. These parking assumptions are founded on City requirements and have never been discussed at any time prior to your plan check comments as being inappropriate. We request that. the parking ratio of one space for 250 sf of office space be allowed for this project.
