We have the following observations and request for information. 1. building frontage? We assume you have had discussion with the City regarding allowable square footage of signage in relation to building frontage. Please show the calculations. What is the total allowable square foot of signing allowed, based on 2. allowed by the building frontage? How does your proposed total sign square footage compare to that 3. We assume that the sign on the comer of Van Allen and Faraday is to be used by the gas station, and as you know, the City has specific sign standards for these types of signs. The other two signs, one at the Van Allen entry and one at the right turn in/out at Faraday seem to be single purpose signs for tenants. They do not meet the monument sign requirements in design and should be redesigned to that end. Also, free standing single tenant signs are not necessary at the entrances to the center. You may wish to consider identifying The Island @ Carlsbad at these locations. 4. standing pole signs (seven with two double sided surfaces each, and one with the center name), however, pole signs are not allowed by the design guidelines, CRC Specific Plan or, the City of Carlsbad zoning ordinance. These signs would not be allowed anywhere in Carlsbad. If the poles did not have advertising on them, and simply added design features, we would not object. Showing the name of the center on a structural. part of the shade canopy might afford an opportunity to display The Island @ Carlsbad in a prominent location.
