HomeMy WebLinkAboutPS 99-86; Island @ Carlsbad; Sign Permits/Programs (PS) (6)City of Carlsbad November 3,1999 Lichter Venture Group Suite 1400 6 10 Ash Street San Diego CA 92101 RE: PS 99-86 ISLAND @ CAIUSBAD SIGN PROGRAM Dear Mr. Lichter: The sign program for your project, the Island @ Carlsbad, has been reconsidered by the supervisory staff in the Planning Department. The following comments to the sign program reflect the outcome of those discussions. As stated previously, the general design concept of the program is acceptable. The design of sign types “A” and “C” may be approved as shown, however, signs type “B” will be limited to one paralleling College Boulevard and two facing south. Each of those signs may be approved up to 24 inches in height and 12 feet in length. All “B” signs shall be of uniform design, material and color as specified in the sign program. Awning signs will not be approved The design and locations of the remaining sign types, “D” through “G” may be approved, however, with a change in the maximum size allowed. Sign types “D” and “F” shall be limited to 0.6 square feet per linear foot of tenant space frontage. Sign type “G” shall be limited to 2 square feet and type “I? shall be limited to 5 square feet. These ratios result in upstairs office signage varying in size from 23 to 45 square feet and downstairs commercial signage from 12 to 20 square feet. Although these determinations result in an overall reduction in square feet of what was proposed in the Island @ Carlsbad sign program, we do believe that the overall allowed signage is more than the Carlsbad Research Center Specific Plan (SP 180) would allow. SP 180 allows for surface mounted “commercial” wall signs up to 35 square feet, an aggregate maximum of 200 square feet per building, six inch high “office” signage, and project monument signage. The sign restrictions should be guaranteed by a covenant which runs with the land.
