The lsland@carlsbad-Tenant Signage Criteria
GENERAL:
The purpose of this criteria is to establish general guidelines for sign type and size. It is
strongly suggested thatthe tenants incorporate creative signage with unique graphic
elements. Those tenants incorporating unique displays will be allowed reasonable
exemptions from the designated sign areas. Each tenant shall confine their signing and/or
graphics to an area located on the center storefront, and within designated areas, blade sign
face and/or into a canvas awning. Free standing signs are not permitted unless specifically
included in the tenant's lease. Creative graphic elements incorporated into displays will be
evaluated on an individual basis.
• Tenant sign age will not project above the parapet cap of landloard provided building walls.
No signage is allowed on mechanical screens or other roofing elements.
• No sign shall exceed a maximum surface brightness of 150 foot lamberts. landlord may
require documentation of illumination level calculations prior to sign fabrication.
• Permanent attachment using non-corrosive materials are required for all signs. The method
of attachment must be specified and detailed in the working drawing submission for
landlord's approval.
• All letters or signs exposed to the weather shall be mounted at least 3/4" from the face of the
building to permit proper dirt and water drainage.
SUBMITTALS:
All design drawing showing size, materials, colors, location and methods of illumination ·shall
be submitted to the owners representative for review and approva l prior to fabrication. Color
and material samples shall accompany the drawing submittal. Provide three (3) sets of design
drawings to scale. Rejected designs and/or designs requiring resubmittals must be approved
prior to fabrication.

COLORS:
The use of colors that compliment the center signage is strongly encouraged. Colors should
come from the family of the center's approved color palette. The use of multiple colors will be
considered. All colors, and sheens are subject to approval prior to fabrication. Provide color
samples on the appropriate material, cut to 6" x 6", three (3) samples of each are required for
approval prior to fabrication.
TENANT CRITERIA:
Tenants shall utilize individual illuminated letters not to exceed 24" in height. Letter may be of
the following type:
A. Halo illuminated reverse channel letters.
B. Open face channel letter with exposed neon:
C. Any combination of the above.
TENANT MONUMENT SIGNS:
The gas station, bank and restaurant pad tenants with a monument sign in their leastf and
want a monument sign must fabricate at their expense the monument sign as follows:
A. The sign will be constructed and illuminated according to the specifications
dictated by the owner.
B. All panels will be of a flex-sign fabric or plex face that can be printed with a
computer paint system producing a four color process or spot color image.
C. The image will be of the tenants logo and type style only covering a maximum of 50%
of the sign area. .
D. The background will be a solid color, gradation of colors or photograph. The
background will not be allowed to be left white.
E. The end panels must be printed to match the side panels.
RETAIL TENANT SIGNS:
All letters, logos, or other creative elements may incorporate illuminated elements. Letter to
be a maximum of 8" deep and shall be of aluminum construction, minimum thickness of .080"
backs/face, .063" return. All seams to be placed out of the normal line of sight. No large
diameter hex head fasteners are acceptable. Labels in example U.L. shall be placed per code.
No manufacturers labels shall be visible from normal view.
Storefront awnings are required on some tenant spaces. All awnings are at the tenant's
expense and are required to follow these crite~ia:
A. Materials and colors of canvas "field" and lettering/graphics shall be approved by
owner.
B. Tenant name shall be no greater than nine (9) inches high, silk-screened or sewn
directly on the awning in a contrasting color. Wording shall be confined to tenant's
name with logo. Any description of merchandise shall not be permitted.
C. Awnings incorporating signage shall not exceed 50% ofthe awning's width.
D. No other graphic/signing will be permitted on awning.
Outline lighting/accent lighting and the use of neon lighting is encouraged.
No "can" type displays shall be permitted. Logo panel shall be the same thickness as
adjacent letter elements, and utilize neon grid type illumination.
No window signs i.e. beer/logo displays shall be permitted.
No electrical conduit, neon cross-over, or component not required to be visible will be
acceptable.
Door signs and credit card decals with store hours etc. to be vinyl color white, credit card
logo's standard colors. The area for this sign not to exceed 2 sq. ft. Rear door I. D. and delivery
hours 2" max. letter heighttotal area not to exceed 1.5 sq.ft

FOOD COURT TENANTS:
Signage area shall not exceed 75% of the store front length, and shall be centered with equal
space at each end. Example 25' storefront 18'-9" sign length with 3' border at each end.
Maximum letter height to be 24". Projection to be a maximum of 12" from face of fasc ia/lease
line unless the design incorporates graphic elements.
All food tenants are encouraged to provide creative, high quality interior menu boards
illuminated by ceiling mounted decorative lighting. All techniques and materials will be
considered, provided the menu board image is consistent with the quality level of the center.
Plexiglas and vacuum formed plastic-faced sign age systems are not allowed except as Food
Tenant menu boards.
If tenant has a non-customer door for receiving merchandise, it may have the tenant's name
and address in 2" high letters maximum.
PROFESSIONAL OFFICES: .
Individual sign panels of fabricated aluminum are provided and installed by the owner. The
displays provided are elliptical in shape 2' x 6' x 2" deep. It is suggested the tenant be creative
with face copy applications. All designs are to be approved by the owner and or his
representative prior to fabrication. refer to submittal and color requirements.

by owner. The sign will repeat the graphics of their main tenant sign. Size to be 30"w x lO"h
oval and hang from owner supplied bracket a minimum of 80" from finish floor. Sign must be

dimensional look. Vacuum formed sign faces may be approved by owner.
C. The image will be of the tenants logo and type style only covering a
maximum of 70% of the sign area.
D. The background will be a solid color, gradation of colors or medium to
dark photograph. The background will not be allowed to be left white.
E. The monument sign C.2 is designated for the gas station only and will
comply with section 21.41.074 of the Carlsbad Municipal Code. The
maximum sign area for C.2 is 24 sq.ft. double sided.
F. Signs C.1 & C.3 maximum square footage is 15 sq. ft. double sided.
TENANT WAll SIGNS TYPE 8:
Three (3} tenant wall signs are allowed on the College Blvd. side of building 1. The
tenant must occupy a space in building 1 and have signage rights on College Blvd.
specifically included in their lease. The design, location and color have been
established by this sign program and no deviation will be allowed. All signs are
subject to approval by the owner and the City of Carlsbad.
A. All3 tenant wall signs on Gollege Blvd. will be a maximum cap height of
24" and maximum length of 12'.
B. The letter will be dimensional letters either non-illuminated or reverse
channel metal letter illuminated by neon to create a halo effect around the
letter.
C. Letter font will be "Decatura" caps I lower caps painted in the blue
approved in the centers color palette or using the tenant's logo not to exceed
24 sq. ft.
D. 8.2 and 8.3 may be located side-by-side on the upper level on the
southwest elevation or stacked with one on the first floor level and the other
on the upper level.
