The subject property is an existing single family dwelling, within an existing PUD , north of
Hosp Way. .
The proposed addition includes a 15 sf. projection to allow the installation of a fireplace
and cabinet for stereo and television, within the eXisting sideyard. There is no encroachment
proposed into the required sideyard setback. The installation of a new fixed glass window is
proposed above an existing patio door, facing the rearyard. Both proposed modifications
indicated will be in harmony with the existing exterior appearance of the residence, Because
of the proposed addition, the existing concrete walk will require relocation and a portion of
the wood fence within the sideyard will be modified to accommodate the projection,
