On Sheet Cl.O, please remove the reference to MP - 132 and replace with Planned Community (P-C). Please add the project numbers to the top right corner (PUD 13-05/CDP 13-12). 2. There are some concerns with the notes under the "Contractor Bid Information" section on Sheet Cl.O. Number 1 states that appliances may be an alternate add. A full kitchen is required for the Second Dwelling Unit. Number 3 states that the new entry and stairs is to be bid as an alternate add and may be done at a later date. This is confusing as both entries and stairs are required to make the project work as proposed. Please clarify. 3. Please show the setbacks on the site plan located on Sheet ASI.O. Since the Planned Development Ordinance standards apply in this case, the front yard setback is 10' for the residential structure and 20' for direct entry garages. Please show the setbacks on the plans and revise the front setback requirement. 4. Please submit 1 set of labels for occupants within a 100' radius of the property boundary. The 100' labels submitted listed the owners name and not "Current Occupant". 5. The height ofthe structure is limited to 30' with a minimum 3:12 roof pitch, or 24' with less than a 3:12 pitch. The covered stairway and shower area exceeds 30'. Please redesign to comply with the 30' height limit. Please also label the roof pitches. 6. Please show all heights measured from existing or finished grade, whatever is less. Please clearly label the existing and finished grade. 7. The new addition proposes a setback of 14'1" at the rear of the garage. This complies with the current side yard setback. However, future subdivision of this property may change this setback from a side to a rear, and may require up to a 20' setback. It is recommended that the new addition be designed to maintain a 20' setback to avoid future setback issues. Fire: Comments to come in a separate correspondence.
