Description/Explanation: This project is for the development of Three OPEN AIR Condominiums and is submitting for a Coastal Development Permit, a Minor Planned Development Permit (Residential) and a Minor Subdivision TPM.The site is zoned R-1 /RLM.The project will be comprised of three (3) 2 story, open air Condominiums, a Clubhouse and Gazebo.Site amenities include shared landscaped courtyards and individual patios for each Condo. A private drive aisle with security gates from Chinquapin will provide access to the condos.Each condo has a 2 car garage.The site also provides (3) guest parking spaces one of which is a van handicap compliant stall.A trash enclosure will accommodate a commercial trash and also recycle dumpster. Landscapingis designed to be drought tolerant. A SWMP report has be developed. The architectural aesthetics of the condominiums includes multiple elements which meet the City Council Policy 44 and creates distinct elevation styles to make each condo unique. This project gentrifies an existing single family residence parcel that has dead landscaping, a dilapidated older house and termite riden out buildings/sheds.After much analysis, two mature specimen trees remain viable to be replanted.The rest of the trees, plants and foliage are not candidates for relcoation as they are diseased, not drought tolerant and suffer from years of neglect. This project will rectify the encroachment of the existing white picket fence and landscaping onto the city parkway.A new sidewalk will be installed tieing it into the existing sidewalk that is East of the property on Chinquapin.There is no public sidewalk on the West side of the property. The new public sidewalk and landscaped parkway will stop at the project's East property line.
