PROJECT DESCRIPTION/EXPLANATION
PROJECT NAME: Tiburon Unit 4
APPLICANT NAME: Continental Residential. Inc.
Please describe fully the proposed project by application type. Include any details
necessary to adequately explain the scope and/or operation of the proposed project.
You may also include any background information and supporting statements regarding
the reasons for, or appropriateness of, the application. Use an addendum sheet if
necessary.
Description/Explanation:
The project application includes a Site Development Pan, Environmental Impact
Assessment, and Planned Development Major Revision. The Site Development Plan
encompasses Unit 4 of Carlsbad Tract Map No. 90-3. The gross site area of Unit 4 is
33.27 acres. The Site Development plan incorporates 63 single-family residential lots
with a minimum 7,500 square feet lot size. A street vacation application will be filed
with the Engineering Department to allow the public streets to be changed to private
streets with a gated entry with a variety of exterior styles.
Four two-story building plans are distributed throughout the project. The plans include
two-story models. Floor areas range from 3,353 square feet to 4,41 6 square feet, with
plans 1, 2, and 3 providing three covered garage spaces in a variety of configurations
and plan 4 providing a four car garage space. A total of 1 05 curbside parking spaces
are also included within the Site Development Plan Area.
The original project approval included Planned Unit Development Permit PUD 90-04,
which allowed minimum lot sizes of 7,500 square feet. This application requests a
major revision to the Planned Unit Development Permit that would allow front yard
setbacks to be reduced from 20 feet to 10 feet for both side-loaded garages and living
area. Front-loaded garages continue to maintain a front yard setback of 20 feet (Ref.
Zoning Ordinance Sect. 21.45.090(b)(2)(A)). Actual front yard setbacks are varied
throughout the project area with the average front yard setback for Unit 4 being 17.5
feet.
