PROJECT DESCRIPTION/EXPLANATION PROJECT NAME: APPLICANT NAME: Lucas & Mercier Development, Inc. Please describe fully the proposed project. Include any details necessary to adequately explain the scope and/or operation of the proposed project. You may also include any background information and supporting statements regarding the reasons for, or appropriateness of, the application. Use an addendum sheet if necessary. Description/Explanation. The proposed project is comprised of a six (6) lot residential subdivision with a minimum lot size of 4,931 sq. ft., utilizing the standard front and rear yard setbacks with a modification of the side yard setbacks to a 3'/7'. The single family homes will be two story in height, wood construction, with a stucco exterior and tile roofs. There are two unit types proposed, as follows: Plan 1 - 1,800 sq. ft. Plan 2 - 2,150 sq. ft. It is felt by the applicant that single family units would be a more appropriate use for the property than duplexes. The single family units would be more compatible with the existing single family residences in the neighborhood. The project has an existing ten foot sewer easement which was dedicated in the 1960's. The project will be dedicating an additional 4.5 feet to the Carlsbad Municipal Water District to help provide better access to the existing sewer line. This also allows the Water District to only require an additional 5.5 feet from the adjoining property. Because of the additional dedication and the past boundary problems that the area has experienced, requires us to use a S'/V side yard setback instead of the standard 5'/5'.
