10. FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2
The following findings have been made in order to approve the Administrative Redevelopment Permit
and Coastal Development Permit for the addition of 433 square feet to an existing residential unit on
the second story of an existing mixed-use project (ground floor office, second floor residentiai) on
property located at 355 Carlsbad Village Drive:
1. The Housing and Redevelopment Director has determined that the project is consistent with the
policies, goals and action programs set forth within the Carlsbad General Plan.
2. The Housing and Redevelopment Director has determined that the project is consistent with all
applicable development standards and land use policies set forth within the Village Master Plan
and Design Manual and Village Redevelopment Plan. The eleven (11) existing parking spaces on-
site satisfies the parking requirement for the existing uses.
3. The Planning Director has determined that the project is exempt from the requirements of the
California Environmental Quality Act (CEQA) per Section 15303 of the State CEQA Guidelines and
will not have an adverse significant impact on the environment.

The following conditions have beeW[pproved for the subject project:
1. This approved permit serves as the required redevelopment and coastal development permits for
the subject project. The applicant has received approval to add 433 square feet to the south side
of the existing second story residential unit.
2. The project shall be completed according to, and consistent with, the plans approved by the
Housing and Redevelopment Director on the date noted above. The approved pians have been
stamped by the Housing and Redevelopment Director and indicate the approval date of

4. This permit shall be subject to revocation if the applicant fails to conform to any of the above
conditions of approval.
