All items needed for engineering review are provided for determining the application as complete. Engineering issues which need to be resolved or adequately addressed prior to staff making a determination on the proposed project are as follows: 1. Plot the easements described under item 4 and 5 of the preliminary title report. Lori, if the proposed stairs are located outside the easements then I do not need to see this project for further plan checking and I have no conditions to add. A real estate office currently occupies the first floor of the existing structure. The upper level of the existing structure was originally built for a residential use and was subsequently converted to office without the benefit of permits. The applicant is seeking to convert the second story back to the original residential use and add 433 square feet. Date of Notice: May 31, 2001 NOTICE IS HEREBY GIVEN that the Housing and Redevelopment Director of the City of Carlsbad has made a final decision to APPROVE an Administrative Redevelopment Permit (RP01-05) and Coastal Development Permit (CDP01-14) for the construction of a second story addition to an existing mixed-use project located at 355 Carlsbad Village Drive. The property is located on the south side of Carlsbad Village Drive between Washington Street and Carlsbad Blvd. The assessor parcel number is 230-175-04-00. The proposed project is located within the Coastal Zone, but is not within the "appealable" area of the Coastal Zone. The proposed project includes a 433 square foot addition to the south side of the existing second story residential unit. There are no proposed changes to the real estate office currently located on the first floor of the existing structure. Eleven (11) existing on- site parking spaces satisfy the parking requirement for the existing uses. If you wish to appeal the decision of the Housing and Redevelopment Director on this matter to the Design Review Board, you must file a written appeal with the Housing and Redevelopment Department within ten (10) calendar days of the date of this decision/notice.
