A-rrA<:^Heo Rev. 4/91 ProjD98C.frm PROJECT DESCRIPTION This 3.08 acre parcel is bordered on the east by Washington Street, on the north by Beech Ave., on the west by Carlsbad Blvd. and on the south by Christiansen Way. Most ofthis gently sloping property is currently vacant with a few residential parcels having been acquired by the Applicant. This site is highly visible from various perspectives: the commuter train station to the east, across Washington, is a heavily used feature of the adjacent downtown section of Carlsbad. Commuters from the area flock to take advantage of this convenient transpor- tation hub. The historic Carlsbad Mineral Water Spa is across Cliristiansen St. and the original train depot, now Visitor Center, is less than two blocks away. This site also defines the westem edge of the restored downtown area and the northeastem edge of the retail-commercial area along Carlsbad Blvd. The proposed community is comprised of three differing residential types totaling 68 dwelling units in conjunction with approximately 8974 s.f of retail space. Product A combines 12 Low-Moderate, 1-3 bedroom apartments, ranging in size from approximately 587 s.f to 1213 s.f with six (8) 2-3 bedroom townhomes, all over a 47 space parking Garage. These homes are planned to reflect the urban nature of the train station across Washington St. and will take architectural cues from its colors and materials. Partial eastem views over the train station and downtown may be available. Product B offers 38 multi-level townhomes with attached and individual first level 2 car garages. A portion of the homes will face Christiansen and offer an attractive residential face towards their neighbors and the Community at large. These townhomes are clustered around Auto Courts meant to serve homeowners and not the public. They offer 3 bedroom homes of varying configurations and range in size from approximately 1659 s.f to 2046 s.f Partial ocean views may be available from some ofthe top floors as well as distant eastem views. Product C offers lOtwo story townhomes over a first floor comprised of attached and individual 2 car garages and retail space. These townhomes will offer 3 bedrooms and be approximately 2384 s.f in size. Their entrance will be distinctly separate from the retail space and will not share any amenities, parking or facilities. This transitional product faces Carlsbad Blvd. and will serve as an attractive development edge of the expanding influence of downtown redevelopment.
