PROJECT DESCRIPTION/EXPLANATION
ProjectName: Carlsbad Village Self-Storage
Applicant Name: HNB, Inc.
Description/Explanation.
The proposed self-storage project will be developed on 2.02 acres comprised of nine
small parcels that will be consolidated into one parcel. The subject is located on the west
side of Tyler Street between Pine Avenue and Walnut Avenue in the redevelopment area
of Carlsbad Village. The subject development is a proposed 145,713 SF two building
facility. The facility will have an approximate 1,350 SF office included in the total square
footage used for administration and for the sale of moving supplies. The facility will be
one to three stories in height with 20% of the site as open space. The exposed building
elevations are designed wdth articulations accented with spandrel glass. The outer
perimeter of the buildings will not have storage unit accessibility; all of the storage units
will be accessed either by an interior drive aisle or by freight elevator access. The subject
facility will provide on site parking relieving the area of the current congestion created by
under parked businesses along Tyler Street. The facility will primarily be utilized for
residential household storage along with local commercial storage. It is anticipated that
the new facility will provide services for the coastal commimity and local merchants such
as the antique stores in the Village. The project will be a state of the art self-storage
facility utilizing the latest construction, security and management techniques. The new
use will consolidate small parcels, provide a modem storage facility for the local
community and stimulate redevelopment in District 6 of Carlsbad Village.
The subject site is currently under two different ownerships. Soils Organic Solutions, Inc.
and Oceanside Glasstile, Inc. One half of the subject site is comprised of two Quonset
style metal buildings of approximately 18,000 square feet built in 1953. Oceanside
Glasstile, the tenant of the 18,000 SF buildings, acquired a 47,762 SF industrial building
in April 2001 in the Carlsbad Business Park to accommodate their expansion
requirements. The other half of the subject property is primarily vacant land used for
tenant parking that also has three small buildings used for product display, a warehouse
and a small showroom. The existing buildings on the subject site are functionally
obsolete and would require a large financial investment to remodel for a new use. The
subject site and buildings will be vacant by the end of the third quarter 2001.
