10. FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2
The following findings have been made in order to approve the Administrative Redevelopment Permit
for property located at 2639 State Street:
1. The Housing and Redevelopment Director has determined that the project is consistent with the
policies, goals and action programs set forth within the Carlsbad General Plan.
2. The Housing and Redevelopment Director has determined that the project is consistent with all
applicable development standards and land use policies set forth within the Village Master Plan
and Design Manual and Village Redevelopment Plan.
3. The Housing and Redevelopment Director has determined that the project is exempt from the
requirements of the California Environmental Quality Act (CEQA) per Section 15301(e)(1) of the
State CEQA Guidelines as a minor addition to an existing structure which will not have an
adverse significant impact on the environment.

The following conditions have been approved for the subject project:
1. This approved permit serves as the required redevelopment permit for the subject project. The
applicant has received approval to add 370 square feet to the south side of an existing 1,209
square foot hair salon.
2. The project shall be completed according to, and consistent with, the plans approved by the
Housing and Redevelopment Director on the date noted above. The approved plans have been
stamped by the Housing and Redevelopment Director and indicate the approval date of \ohslO^.
3. The applicant shall obtain required building permits for construction of the new addition.
4. Fabric awnings in a color to compliment the remainder of the building shall be added above the
new door and eastern most window on the south facing wall of the addition.
5. The single flower pot on the east facing wall and the two flower pots on the south facing wall
shall be replaced by lattice structures with flowering vines planted In the ground.
6. The building must be fully accessible to the disabled.
7. If not already installed and operable, a 2A 10BC Fire Extinguisher is required to be located on-
site.
8. A sign displayed above the main entrance shall be posting stating 'This Door Shall Remain
Unlocked During Business Hours".
9. This permit shall be subject to revocation if the applicant fails to conform to any of the above
conditions of approval.
