FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2 The following findings have been made in order to approve the Administrative Redevelopment Permit and Coastal Development Permit for a new 1,920 square foot restaurant with an outdoor cafe on private property for Las Olas Restaurant: 1. The Housing and Redevelopment Director has determined that the project is consistent with all applicable development standards and land use policies set forth within the Village Master Plan and Design Manual and Village Redevelopment Plan. 2. The Housing and Redevelopment Director has determined that the project is consistent with the certified local coastal program and the goals and objectives of the Coastal Commission for the portion of the Village Redevelopment Area which lies within the Coastal Zone Boundaries. 3. The Housing and Redevelopment Director has determined that the project is consistent with the policies, goals and action programs set forth within the Carlsbad General Plan. 4. The Housing & Redevelopment Director has determined that the project is exempt from the requirements of the California Environmental Ouaiity Act (CEQA) per Section 15303 of the State CEQA Guidelines and will not have an adverse significant impact on the environmenL ^ ^ Page 2 of 2 The following conditions have been approved for the subject project: 1. This approved permit serves as the required redevelopment permit and coastal development permit for the subject project and allows a new 1,920 square foot restaurant and 1,353 square foot outdoor cafe on private property. 2. The project shall be completed according to, and be consistent with, the plans approved by the Housing and Redevelopment Director on the date noted above. The approved plans have been stamped by the Housing and Redevelopment Director and indicate the approval date of IIHIO^. 3. The applicant shall obtain all appropriate building permits prior to construction of the tenant improvements associated with the use. 4. The project must comply with the latest State Disabled access regulations for existing buildings. 5. A clear area of at least five feet in width must be maintained to the building entries at all times. 6. Temporary plastic drop cloths will not be permitted on the front patio area facing Carlsbad Blvd. An alternative wind barrier and awning may be considered by the Housing and Redevelopment Director following the review of revised plans submitted by the applicant 7. This permit shall be subject to revocation by the Housing and Redevelopment Director if the applicant fails to conform to any of the above conditions of approval.
