Las Olas originally requested drops to block wind in winter and the concept was given a green light but the method was questioned. The drops were to have been located under the valance of our awning along the sidewalk and to be similar to those we now use at our Cardiff restaurant. The redevelopment department asked that we propose something more refmed for seasonal weather than basic drops. The photos are of Sammy's Pizza in Del Mar show automated wind blocks that tuck up and out of sight when not in use in the accompanying photos. Our awning installer also did thejob at Sammy's and when I explained that the City of Carlsbad did not want basic plastic drops he suggested I show you this approach. Our hope is that this more refined look will satisfy your department, please take into consideration that these wind blocks are only employed part of the year and are not visible the rest of the time. Altemative approaches would be glass or plexy-glass panels that would be considerably more expensive for something rarely used. Please consider this approach, I will be out of town until October 12 and will call you upon my retum. CB041770 I have reviewed the building plans for the above referenced project. The project received approval of an Administrative Redevelopment Permit (RP 03-20) on February 04, 2004. No additional land use permits are required. The building plans include a window box and storage that were not mentioned on the approved plans. The Redevelopment Permit has been amended to reflect the window box and storage area. The building plans also state a reduced number of seating compared to the number of seating mentioned on the approved plans for RP 03-20. A letter has been mailed to the business owner stating that there may be additional impact fees when adding additional seating and to contact the Carlsbad Building and Engineering Department when adding more seating. The rest of the plans are consistent with the plans approved by the Housing and Redevelopment Director for the land use permit. The "storage area" was left out. The reason for this was because we had not leased this area at the time of the first submittal. This area was being leased by KO Pizzeria at that time. This is existing space. The square footage of this existing area is 185 square feet and will be used as dry storage. The seating chart on the first set of plans was conceptual for our rendering and was not put into the most recent plans it's still in the planning stage. The number of seats has not changed from our original plans OK'd by your office. The window box in the most recent plans is existing and was an oversight from our original plans submitted. The appeal period has elapsed and no appeals were filed. Attached is a copy of the approved permit authorizing a 1,920 square foot restaurant and outdoor cafe. Please review all conditions carefully.
