The decision of the Housing and Redevelopment Director is subject to a ten (10) day appeal period. The appeal period has elapsed and no appeals were filed. Attached is a copy of the approved permit with conditions authorizing a change in use from retail to yoga studio (540 square feet). Please review all conditions carefully. Violation of the conditions could result in revocation of this permit. I wanted to take this opportunity to inform you of some additional requirements that apply to new businesses and may prove useful to you. For instance, a sign permit is required prior to the installation of new signage on the building, a building permit is required for tenant improvements to the building, and a business license is required for all business. Date of Notice: July 23, 2004 NOTICE IS HEREBY GIVEN that the Housing and Redevelopment Director of the City of Carlsbad has made a final decision to APPROVE an Administrative Redevelopment Permit (RP 04-14) for a change in use from retail to a yoga studio located at 300 Carlsbad Village Drive Suite 204. The property is located on the east side of Carlsbad Blvd. south of Grand Avenue. The assessor parcel number is 203-174-67-00. The proposed project is located within the Coastal Zone, but is not within the "appealable" area of the Coastal Zone. The Housing and Redevelopment Director has determined that the proposed project meets all applicable development standards and is consistent with the Village Master Plan and Design Manual. Therefore, the Director intends to approve the subject permit. The proposed use is classified as a provisional use in Land Use District 1 under the Carlsbad Village Redevelopment Master Plan; therefore, an administrative redevelopment permit is required. The applicant for the redevelopment permit is The Yoga Center. The applicant currently operates a retail boutique in suite 205 located on the second floor in the Village Faire Shopping Center and is proposing 540 square feet for yoga instruction in the adjacent suite 204. The permit will allow the applicant to change the use from retail to a yoga studio. Staff supports the issuance of the redevelopment permit for the following reasons: the use is not likely to negatively impact existing or planned retail continuity in the area and the property has adequate parking available on-site to accommodate the proposed use. If you wish to appeal the decision of the Housing and Redevelopment Director on this matter to the Design Review Board, you must file a written appeal with the Housing and Redevelopment Department within ten (10) calendar days of the date of this decision/notice.
