New site landscaping and hardscape, including a deck and ramps are proposed, as well as two parking spaces off of Tyler St. iGCONPrnow As shown on the Preliminary Grading Plan, the site is contains a single family dwelling on the easteriy portion and a flat concrete slab on the westeriy side. The site is essentially flat, especially the fi'ont (easterly) portion of the site along Roosevelt Street, with the rear portion of the site sloping gradually towards Tyler Street. Currently site drainage is directed towards the rear of the lot onto Tyler Street. PROPOSED IMPROVEMENTS Two new paved paricing spaces are being added at the rear ofthe site along Tyler Street while the existing concrete slab will be removed. Also, landscaping is proposed, including concrete paths around the existing building and along the new paridng spaces. PROPOSED CONDITION As shown on the Preliminary Grading Plan the existing drainage condition wiil be maintained, however runoff will be routed through two vegetated swales running along the northeriy and southerly property lines which will discharge onto the proposed parking space at the rear of the site and continue onto Tyler Street. CONCLUSION The existing drainage pattern on-site Is being maintained and no diversion of drainage is proposed. Since the proposed impervious surfaces are oflset by the removal of the existing large slab there is no inaease in runoff from the site and as a result the proposed project will have^o impact on adjacent or downstream properties.
