BOX 2247 SAN MARCOS, CA 92079 Re: Sign Permit for 785 Grand Avenue Dear Matt: Thank you for applying for a sign permit with the City of Carlsbad. Unfortunately we are not able to approve your sign permit application until you obtain a business license with the City of Carlsbad. An urgent care is classified as a provisional use in District 2, and the original building pennit issued in 1986 excludes any medical practice. Therefore, you will be required to apply for an Administrative Redevelopment Permit before a business license can be issued for the above referenced location. Furthermore, a second ground sign will not be approved by the Housing and Redevelopment Director at the proposed location because there is an existing monument sign that exceeds the current size requirements. A projecting, wall, or A-Frame sign may be permitted if the proposed sign meets the requirements outlined in the Village Master Plan and Design Manual. I am hoping to open an urgent care office at 785 Grand to provide medical service to the community. I hope to see 30- 40 patients per day, which will bring to the City a steady stream of income & traffic. The location is not on a busy thoroughfare, so the success of my business will depend on having a good visible sign. In fact, my lease agreement will only be effective upon approval of signage by the building owner & the City. There is an existing directory sign adjacent to the entry walkway from Jefferson, but it affords little space to gain the attention of passersby, or even someone following directions. Therefore, as a "major tenant" of a fairly large comer building, I am proposing to install my own 2.5' x 3.5' ground sign facing Grand Ave. Please note that there are other corner buildings in the vicinity, which currently have at least 2 ground signs including: Naturally Chiropractic (comer of Jefferson & Laguna) Todd Bowman, DOS (comer of Grand & Hope) Carlsbad Optical (comer of Jefferson & Carlsbad Village Dr.) The Carlsbad Inn Village Faire Mall I have enclosed photos of the above building signs, and also photos of an actual- size mock-up of my proposed sign, so you can see what it would look like if approved. I have tried to orient it so that it would be visible to vehicular traffic from several angles, while not obstmcting visibility. By the way, the Coldwell Banker agent has agreed to cooperate with moving or removing his large "Available" sign if necessary.
