The decision of the Housing and Redevelopment Director is subject to a ten (10) day appeal period. The appeal period has elapsed and no appeals were filed. Attached is a copy of the approved permit with conditions authorizing a change in use from residential to residential with outdoor storage. Please review all conditions carefully. For proper screening of vehicle storage area from the street and sun'ounding properties there should be pennanent screening such as a concrete block wall on the Tyler Street frontage and at the north property line. The tall hedge now screening the lot is very old and not likely to be there very much longer. Also, without proper watering and care it could die in the near future. The north property line needs pennanent screening due to the lot's visibility from Tyler Street and adjoining properties 2. The existing gate does not seem to be high enough (67) and needs replacing for one more In keeping with the area. 3. The driveway and approach, as well as the storage area of the lot, needs to be paved with a/c or concrete material to mitigate the dust problem when vehicles are being moved on and off as well as inside the property. Questions 1. Does this operation require a building pennit from the City of Carisbad? 2. Will repair wori< on the vehicles be allowed? 3. Wili signs be allowed.? 4. Are there time limits or a maximum amount of vehicles allowed; size and type, such as trucks, motor homes ,etc? 5. What are the hours and days of operation?. 6. Will there be any buildings or covered areas? As you know, I built the four town homes on Pine Avenue, across Tyler Street from the subject property. Architectural requirements were very high and we went to a lot of expense to construct an attractive building for the area. I am the owner of the townhome at 507 Piine Avenue, closest to the property, and intend to make this my home in the future.
