10. FINDINGS AND CONDITIONS OF APPROVAL (IF APPLICABLE) Page 1 of 2
The following findings have been made in order to approve the Administrative Review Permit for
property located at 2801 Jefferson Street:
1. The Housing and Neighborhood Services Director has determined that the project is consistent
with the policies, goals and action programs set forth within the Carlsbad General Plan.
2. The Housing and Neighborhood Services Director has determined that the project is consistent
with all applicable development standards and land use policies set forth within the Village
Master Plan and Design Manual.
3. The Housing and Neighborhood Services Director has determined that the project is exempt from
the requirements of the California Environmental Quality Act (CEQA) per Section 15303 Class 3
of the State CEQA Guidelines as the project involves the conversion of an existing small
structure from one use to another where only minor modifications are made to the interior of the
structure.

The following conditions have VPn approved for the subject project:^P
General
1. This approved permit serves as the required Village Review permit for the subject project. The
applicant has received approval to convert an existing office space to a self-improvement service
(Pilates Studio) at 2697 State Street.
2. The project shall be completed according to, and consistent with the plans approved by the
Housing and Neighborhood Service's Director on the date noted above. The approved plans
have been stamped by the Housing and Neighborhood Services Director and indicate the
approval date of January 9, 2011.
3. The applicant shall obtain required building permits for construction of all new improvements to
said existing structure.
4. A separate sign permit is required for any new signage located on site.
5. All rooftop mechanical equipment shall be properly screened per City of Carlsbad standards.
6. The exterior of the building shall be properly maintained at all times, and there shall be no
outdoor storage permitted at any time.
