Project Location/Address: City block bounded by Carlsbad Boulevard, Oak Avenue, Ocean Street and Elm Avenue. Assessor Parcel Number: 203 - 252 - 01. 02 Zone of Subject Property: Proposed Use of Site: Hotel, restaurant/retail. restaurant, retail shoos. and vacation condominiums. List all other applicable applications related to this project: Tentative map, major condominium permit, conditional use permit, and major redevelopment permit. Environmental Impact Assessments for gradinq permits must be accompanied with a qradina plan and gradinq profile. 2* Describe the activity area^ including distiguishing natural and man* made cbaracteristics; also provide precise slope analysis when appropriate* The large open area between the condominiums includes lawns, gardens and woiking paths. The lawn area will be used for badminton, croquet, volleyball and pitch-and-putt. A pool and spa is located near the hotel building and a second spa is located near the west property line of the lawn area. The large ficus near the restaurant has been preserved. 3. Describe energy conservation measures incorporated into the design and/or operation of the project. The project will meet or exceed all State and City energy conservation regulations. 4. If residential, include the number of unitsr schedule of unit sizes, range of sale prices or rents, and type of household size expected. The condominium units include 121 one-bedroom units at 621 square feet each and 12 two-bedroom units at 861 square feet each. The units range in price from $8,000 to $12,000. Typical household size is two persons. 5. If commercial, indicate the type, whether neighborhood, city or regionally oriented, square footage of sales area, and loading facilities. The restaurant and retail building will be neighborhood oriented. Approximately 25% to 35% of Grunions Run/Retail building patrons are expected to be guests of the hotel and/or condominium owners. The subject building interior area is 10,300 S.F. plus covered exterior pation of 796 S.F. Two loading spaces are provided per original approved plans. 6.
