HomeMy WebLinkAboutRP 84-05A; Indiana Plumbing; Redevelopment Permits (RP) (2)MEMORANDUM DATE: AUGUST 4, 1989 TO: CHRIS SALOMONE FROM: LANCE SCHULTE SUBJECT: STATUS OF REDEVELOPMENT PROJECTS The following list itemizes the status of various Redevelopnnent Permits and Redevelopment projects that I have been working on. My number is 729-4659. 1 RP 89-2/CDP 89-1 - Elm Avenue Commercial: The Staff Report and "Notice of I Exemption" for this project have been typed. Two items are needed to complete this application for hearing. One is engineering conditions and the second is revised ' • exhibits from the applicant. I have made repeated calls into Harry Guzelimian to get revised exhibits that address engineering's concerns and that show signage that complies with the maximum square footage requirements of the City's Sign Ordinance. Once those are in and engineering conditions are given to staff, this project is ready to go to hearing. 2. RP 89-3 - Carlsbad Realty: Staff sent out an issue letter dated June 22, 1989 for thisC^ project. The application was incomplete. In addition to the lack of information, there is some potentially significant concerns with the design of the proposed project. Please see the June 22nd letter for details. We have yet to hear from the applicant concerning this project. Staff has received no response to our June 22nd letter. If no response to the letter is received within six months of June 22, 1989, the application will be automatically withdrawn pursuant to Carlsbad's Municipal Code. 3. RP 89-4/CDP 89-2 - Montessori by the Sea, a children's daycare: Staff has given the ^] applicant an incomplete letter dated July 31, 1989. The application appears approvable with some minor modifications and clarification with respect to parking demand and public facilities improvements. With that information, the project should move along fairly quickly. Staff has been contacted by the applicant concerning the proposed project. We let them know that an issues letter would be coming to them and also let them know that they should itemize both their parking demand and supply on the site to assure compliance with the City's parking requirements. 4. RP 84-5A - Indiana Plumbinq: The Staff Report and environmental analysis is complete for this project. We also have engineering conditions for the proposed project. CITY ENGINEER ^ VIA: PROJECT REPORT AND CONDITIONS TRANSMITTAL The Engineering Department has completed its review of the subject project. The Engineering Department is recommending: That the project be approved subject to the conditions ^ listed on the attached sheet. attached is a final Land Use Engineering project report for inclusion the staff report for this project. PROJCOND.FRM/DAH RP 85-05A 1. Pretreatment of the sanitary sewer discharge from this project may be required. In addition to the requirements for a sewer connection permit the developer shall conform to the requirements of Chapter 13.16 of the Carlsbad Municipal Code. The developer shall apply for an industrial waste water discharge permit concurrently with the building permit for this project. No Certificates of Occupancy for the project will be issued before the industrial waste discharge permit application requirements have been met, all applicable fees paid and permit issued. 26. Unless a standard variance has been issued, no variance from City Standards is authorized by virtue of approval of this site plan. 31. The developer shall comply with ail the rules, regulations and design requirements of the respective sewer and water agencies regarding services to the project. 38. All private driveways shall be kept clear of parked vehicles at all times, and shall have posted "No Parking/Fire Lane Tow Away Zone" pursuant to Section 17.04.040, Carlsbad Municipal Code. 40. The developer shall be responsible for coordination with S.D.G.&E., Pacific Telephone, and Cable TV authorities. Pnor to Parcel Map recordation the owner shall enter into an agreement to pay a proportionate fee for undergrounding overhead utilities along the boundary of this subdivision. "vjaijr ui
