I have reviewed the building plans for the above referenced project. The
proposed addition to the rear of the existing building is considered an
intensification of the gross floor area of the building and triggers additional
parking requirements. The site plans shows 10 parking spaces provided (the
addition eliminates one space reducing the on-site parking from 11 to 10) and 13
spaces are required as a result ofthe addition (1349/100=13). With the addition,
the subject property is lacking three (3) required on-site parking spaces.
Therefore, the Housing and Redevelopment Department is denying the building
permit request for the addition.
The applicant has been notified that in order to receive a building permit for the
addition they will have to meet the parking requirements. The applicant has the
option of applying for a Major Redevelopment Permit, in which they can request
participation in the Parking In-Lieu Fee Program, in order to satisfy the additional
parking required as a result ofthe addition.
