1. The project site is a triangular shaped parcel of land. Its
boundries are Carlsbad Boulevard on the west, or front,
Lincoln Street on the east, and Oak Avenue on the south.

3b. This is a commercial project. The existing building has
most currently been used as a real estate office. At some
point in the past it was a small restaurant, and we plan
to convert it back to that use. No changes are anticipated
for the exterior of the building, and the interior walls
will not be changed. Plumbing and electrical will be added
where necessary to comply with our use.
There will be approximately 360 square feet of sales area.
The staff will consist of three or four persons, including
the two owners.
There will be eight parking spaces designated for the
private use of the restaurant.
