Located in Subarea 1 of the Village Redevelopment Area. Project Location/Address: 2815 Jefferson. Carlsbad, CA. Please describe the project site, including distinguishing natural and manmade characteristics. Also provide precise slope analysis when a slope of 15' or higher and 15% grade or greater is present on the site. The site is flat. No improvements exist. All trees and bushes are gone. 2. Please describe energy conservation measures incorporated into the design and/or operation of the project. The building will be insulated. Each suite's meter will serve its own heat pump. School District: Carlsbad School District 801 Pine Avenue Carlsbad, CA 92008 619 729-9291 Presidential Centre Positive Economic Impacts Revenue, Jobs, New businesses Redevelopment Agency receives 1 % of the increase in total assessed value of property within the Redevelopment area in the form of tax increment revenues. This project will result in about $8,668 in new revenues annually to the Agency. The total assessed value would be about $923,165 including the land and the improvements to the site (the building). The assessed value would increase about $866,835. Another benefit relates to employment. About 45 new jobs will be created as a result of this project. And 8-10 new professional businesses will be located and operating in the Redevelopment Area. Based on the information about the proposed project that indicates that the proposed project is consistent with the General Plan as well as the Village Design Manual and that there is potential for significant positive economic impacts, staff is recommending approval of RP 91 -6.
