Rev. 4/91 ProjDesc.frm PROJECT NAME: FISH HOUSE.VERA CRUZ CARLSBAD APPLICANTS NAME: RON BUTLER, REX BUTLER DESCRIPTION/EXPLANATION: We are proposing to locate FISH HOUSE VERA CRUZ CARLSBAU at 417 Carlsbad Village Drive in Carlsbad. FISH HOUSE VERA CRUZ SAN MARCOS has been in operation since December 197v. Uie currently draw customers from throughout the North County area. We view the Carlsbad Village area as a perfect location to expand our business while also bringing more customers to the Village area. Our business has demonstrated an ability to attract, area residents, and we believe the establishment will prove equally attractive to tourists. The proposed facility will replace the now closed Carlsbad Depot Liquor-Deli-Cafe. We intend to improve the structure and surrounding landscaping and to create an atmosphere more consistent with trie Carlsbad Village. The structure will be Spanish Mission-style similar to our San Marcos location. This will include a red tile roof ana off-white stucco walls surrounded by a low river rocK wall ana suitable landscape paving and planting. The interior or the building will be open wood posts and beams. While the existing primary structure that faces the street will be remodeled, we intend to demolish an old abandoned wooden struc- ture on the rear of the lot. Also, we intend to remove the small addition to the back of the primary building. Prior to remodeling and construction, we will grade to provide surface drainage to existing drainage structures. As can be seen in the elevation drawing we have provided, our remodeling will revise and rebuild the root line on the street siae of the existing building. This revision will have the effect of lowering and flattening the tile roof while allowing a taller parapit wall. This parapit wall will visually screen the roof mounted equipment. We are proposing to construct an addition to the back of the existing structure of six-hundred forty eight square feet. Ihis area will be used as the primary entrance to the building as well as the kitchen area. The entrance will be located on the railroad side of the facility to allow best access to the parking lot while still offering good visibility to Carlsbad Village Drive. Windows with red tile covered window shades will be built on the street and railroad side of the building. This window styling will be consistent with the Spanish Mission architecture and their placement will allow dining room views of the Village area. Additionally, the windows will bring more light into the interior and make activity inside more visible rrom outside of the building. We intend 1:o landscape the property consistent with the architecture and the Village area. We will construct river rock walls two teet high on the street and east property lines. The rocks will be set in naturally colored cement mortar with a brick top cap. Textured concrete paving will be used in all areas designated for foot traffic or access to the building. We have designated areas to be planted with trees and ground cover around the paved parking lot on the rear of the property and along the shared property line next to the existing public parking area. As our plans indicate, we intend to meet the parking requirements for the facility based on the square footage of fish market and restaurant we have shown. The payed parking lot will be striped and lighted . ' • The inside of the building will be constructed with large wood posts and beams. Our interior improvement will also include the addition of air conditioning, new lighting and decor, and new wall and floor finishes. We believe that this property will provide an excellent location for our fish market and restaurant. The Carlsbad Village provides an ideal setting for an establishment of this type. We feel that by appealing to area residents for thirteen years we have a proven aDiiity to bring these people to the Village area. Likewise, we are confident that a seafood establishment will prove attractive to tourists visiting your seaside community.
