SUBJECT: RP 92-10/CDP 92-08 - FISH HOUSE VERA CRUZ
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Redevelopment Permit and Coastal Development Permit,
application no. RP 92-10 and CDP 92-08, as to its completeness for processing.
The apphcation is incomplete, as submitted. Attached are two lists. The first list is
information which must be submitted to complete your application. All list items must be
submitted simultaneouslv at the Community Development Building counter and a copv of
this list must be included with vour submittals. No processing of your application can
occur until the application is determined to be complete. The second list is issues of
concem to staff. W^hen all required materials are submitted the City has 30 days to make
a detennination of completeness. If the application is determined to be complete,
processing for a decision on the application will be initiated. In addition, please note that
you have six months from the date the application was initiallv filed, September 17, 1992,
to either re-submit the application or submit the required information. Failure to resubmit
the apphcation or to submit the materials necessary to determine your appHcation complete
shall be deemed to constitute vydthdrawal of the application. If an appHcation is withdrawn
or deemed withdrawn, a new appHcation must be submitted.

ISSUES OF CONCERN
PLANNING:
1. Minor parking lot layout revisions are necessary to ensure adequate protection of
parked cars.
2. Extra parking spaces can be provided with minor revisions. These should be shown
on the proposed plan.
3. The Fin wall in the easterly comer of the building should be deleted.
ENGINEERING:
1. Conunents are noted on attached plan.

to be made per the October 7, 1992, memo from the City Attomey:
1. Clarify partnership or corporation status and amend signatures accordingly.
2. Ms. Gilbert must sign her correct name.
3. Clarify Ms. Walker's status.
The above changes must be made and notarized as soon as possible in order for the City

This is to inform you that the iteins previously requested to make your Redevelopment Permit and
Coastal Development Permit, appUcation no. RP 92-10/CDP 92-08, complete have been received
and reviewed by the Planning Department. It has been determined that the appUcation is now
complete for processing. Although the initial processing of your appUcation may have already
begun, the technical acceptance date is acknowledged by the date of this conununication.
Please note that although the appUcation is now considered complete. The foUowing information
must be submitted prior to scheduling for Design Review Board review: 1) Revised P.F.F.
agreement, per letter dated October 21,1992 (hand deUvered to Mr. Skidmore). 2) PubUc Notice
information. 3) Colored exhibits (after redesign, see (a) below).
The foUowing aspect of your project should be redesigned prior to scheduling for Design Review
Board review; a) Lower the parapet waUs on the north and westem elevations and provide
screening of roof equipment closer to the equipment.
In addition, the City may request, in the course of processing the appUcation, that you clarify,
amplify, correct, or otherwise supplement the information required for this appUcation.
The Planning Department wiU begin processing your appUcation, as of the date of this

set aside for you at 11:30 a.m. if you have any questions concerning your project, you
should attend the D.C.C. meeting.

to this meeting in order for your project to go forward to the Planning Commission.

Dear Ron and Rex:
To confirm our recent discussion, I understand that you wish to substitute different tree
species for parking lot trees. At our meeting of May 4th, we discussed an altemative
landscaping scheme in Heu of the parking lot tree planting.
As of the time of writing, I am awaiting verification from you as to the proposed type of
tree you wish to substitute and a revised landscaping plan. Please note that your detailed
landscaping plans have stiU not been approved and that this revision must be shovm and
your landscaping plans must be submitted and approved by the City prior to your first
framing inspection.
